So while I was on Linkedin.com yesterday,I noticed that my profile is still incomplete because I need like two more recommendations from someone who is a member of Linkedin.

Buenos Dias amigos! Yeah! I bet you all never knew I speak Spanish even though that's all I know how to speak. Here is the Congress Heights Washington DC Real Estate Market Report Statistics Zip code 20032. I must admit with what we are experiencing in this housing market ( even though Real Estate is local,) it has been very tough. And I am sure some real estate professionals feel the same way too when they review and write their real estate market report statistics in their area. As less houses are selling in a area,more inventory continues to pile up on a real estate market that is already over flooded with houses for sale. 

In Congress Heights Washington DC Zip code 20032,total sold dollar volume which was around the same amount last year at $2,247,925 which is only a -0.32% drop. But houses continue to take longer to sell. Average days of a house sold on the market in Congress Heights Washington DC was 143 days compared to even 87 days in August 2008  and 78 days this time last year a 83.33% increase-TOO HIGH.

Average sold price of a house in Congress Heights Washington DC was $204,357 compared to $241,665 in August 2008 and $187,933 this same time last year a 10.48% drop. 12 houses sold in Congress Heights Washington DC which was about only one house more in August 2008 but one house less this same time last year a 8.33% drop. There are currently 129 houses and condos for sale in Congress Heights Washington DC. And out of the 11 houses that sold in Congress Heights Washington DC,6 of them were on the market for over 120 days. And 8 out of the 11 houses that were sold in Congress Heights Washington DC Zip code 20032 used FHA Loans.

There are many different reasons why houses are taking longer to sell: House is overpriced,no one is buying or selling in that area,economy,your house is not appealing to home buyers and your house is not staged by a professional home stager just to name a few things. As long as homeowners price their house right against local competition,you really shouldn't have a hard time finding a buyer for your house. Buyers are out there who still wants to buy a house. But the question you need to ask yourself,"How come nobody wants to buy my house?" Your real estate professional should be able to help you answer that question. And if you don't have one,I highly recommend that you hire one because if you don't you are only pricing yourself out of the market.

Point2Agent is a website that I have been using for about two years now. Although I have not really gotten good leads from my Point2Agent website www.freelistofhomesforsale.com -It is always good to have a Point2Agent website with maybe another site and/or blog sites.

This is something that you can tell your clients on your listing presentation that you have more than one site to list their property when you are going to help them sell. Anyway,I got an e-mail yesterday saying that Point2Agent have reached the 200,000 member mark in just 5 years. That is pretty impressive. I am sure Active Rain members and staff can relate to that since we just hit the 100,000 member mark this year (ACTIVE RAIN WILL DEFINITELY REACH THE 200,000 MEMBER MARK VERY SOON-MARK MY WORD).

So I want to say to the great staff at Point2Agent,congratulations to you on reaching the 200,000. Hopefully you will get more and more real estate professionals to want and join your site. Petworth Washington DC Real Estate Market Report Statistics ( Zipcode 20011 ) for September 2008 have some good news and bad news-If only they could all be good.

Good news-42 houses sold in Petworth Washington DC last month compared to 28 houses that sold in Petworth Washington DC this time last year a 50% increase. Total sold dollar volume for houses that sold in Petworth Washington DC was $14,728,889 compared to $10,688,700 last year a 37.84% increase.

Bad news-While people are buying houses in Petworth Washington DC,it is taking a long time to sell them. Average days on the market for a house in Petworth Washington DC was 109 days compared to 80 days this same time last year,a 36.25% increase which is not good at all for home owners who are trying to sell their home. And average sold price of a house in Petworth Washington DC was $350,688 compared to $381,632 this same time last year a 8.11% drop. So home owners who are trying to sell in Petworth Washington DC are losing value in their home.

And most of the houses that sold in Petworth Washington DC were houses in the price range of $300,000-$349,000 (6 houses that sold ) and $350,000-$399,999 (6 houses that sold ). With more affordable rowhouses and detached homes coming on the market in a affluent and diverse area such as Petworth Washington DC,more buyers are noticing and want to own a house in the subdivision area while they still can.

But it is still a buyer's market. And I've learned that no matter what the real estate market says,it takes the same three things to sell-Presentation,Promotion and Price. Just price your house right against your local competition and you'll be able to sell it in a reasonable amount of time.

This is one of the many reasons why I really enjoy being on Active Rain. Too many fun-loving,caring,crazy (In a good way),creative people here on Active Rain. And many of us know that Austin Texas Real Estate humble superstar Jason Crouch is one of the many humble superstars here on Active Rain ( Its too many of them to list so I am not even going to step near that subject).

I have always wanted to know how to post a Youtube Video to Active Rain. But I always put it on the back burner (Too many things on my mind I guess). But anyway,I ran across Jason Crouch's blog How to Insert YouTube Videos into your ActiveRain Posts - Attention Newbies! and decided to read it hopefully by reading it I will have learned how to post a Youtube video to Active Rain. And of course Jason delivered-Well job done sir. It was very simple and easy. I did it first but forgot to put what I wanted to say in the post. So I had to first write my post put it in Draft mode and then go back and copy and paste the embed code on the right hand corner of the Youtube Video-Just read Jason Crouch's blog and you will learn how to do it.

I have been taught that when somebody does something good to you or help you out in a way,you are always not sometimes but always supposed to thank them. Finally! After many years of always trying to figure out how to post a video to Youtube I finally figured it out. I ran across a post by Jason Crouch on how to post Youtube videos to Active Rain. Once again,Washington DC was featured on the HGTV hit show "My house is worth what?". This time The house was in Mt.Pleasant Washington DC. This is the second time in like two weeks Washington DC Real Estate was featured on the HGTV show.

Now to some of you who don't watch the show. "My house is worth what?" is a show on HGTV when a real estate expert will come to the house of a homeowner and critique their house. They will give tell them some of the things that they did will improve the value of their house and some of the things that might or wont bring you a lot of money on your return on investment. The home owners always want the advice of a real estate expert because they either are looking to sell and move up to a bigger house,they want to expand onto their existing house,want to know if the improvements that they made to their house was a good choice or just curious of what the real estate market is in their neighborhood.

For today's show was in Mt. Pleasant Washington DC. A young couple who brought their historic Mt.Pleasant townhouse in 2006 for $560,000 right at the peak of the Real Estate Market. They invested $90,000 into renovations of their home and their goal was for their house to be worth at least $675,000 so that can have enough to buy a single family home.

The real estate expert told them that they made some nice renovations to the house. They spent $15,000 on the kitchen and it has a sleek design. But the kitchen is small. It is also small on square footage. They spent $15,000 on the den and $7,000 on the patio. But the patio lacks privacy and the real estate expert told them that they need to get a large shrub. And the house has a different architecture from the other houses in the neighborhood. 

So after the real estate expert crunched up the numbers,he told them that if was to list their house today,he will list it for $585,000. So the value of their house appreciated by $25,000. Their goal was $675,000 considering they put $90,000 into renovating their historic townhouse. But when the real estate market gets better (hopefully very,very soon),the young couple will more than likely be able to sell their house at a price that they will be comfortable with.
