When no one is there to encourage you,encourage yourself

We are know that real estate sales are down and that times are rough. It has prompted some real estate brokers to downsize. Some real estate professionals have left the business and are seriously thinking of leaving the real estate business. It has caused conflicts in families of real estate professionals. I remembered reading here the story of a young lady asking whether she should leave or stay in the real estate business. She said that her fiance or husband told her she should just leave because she is wasting her time and that she is never going to make no money. ( I have been there -TRUST ME. In fact,something like that happened to me recently. That's all I am going to say about that. )

I am a firm believer in the statement "If you can see it,you can achieve it". Its one thing to vision yourself being successful. But it is another thing to put action behind your beliefs. Things are rough. But no matter what shape the Real Estate Market is in,Real Estate is and will always be in high demand for Real Estate. But I am not going to just sit and complain about it. I am doing something about it. People not believing in me is making me work even harder on improving my craft and becoming a better real estate professional. I just refuse to lose. I came in this business to win and that's what I am going to do. Successful top producing real estate agents didn't get to where they are at overnight-They worked hard VERY HARD to achieve their status. The Real Estate business is tough? Life is tough and it didn't come with a instructions either. ( It would've been so nice if it did ).

You will win and succeed in this business. You just have to get out there and let people know that you are a real estate professional who knows their real estate market very well. Let them know that you are not about just making a commission check. You want to help them own a piece of the American Dream. Let them know that you care about their wants and needs. People don't care what you know until they know that you care. So for those who are down,feel like things wont get better in Real Estate and not motivated because of the monsters ( media ) lying to the public,don't be discouraged. When no one is there to encourage you,encourage yourself. Let everyone you meet know that you are best thing that ever happened to them because of your knowledge of real estate and services that you are going to offer to them. Be enouraged and don't get discouraged.

Zoominfo-Another free website to help you build your database

 One of the blogs that I wrote "If you fail to plan,you plan to fail",I said that most top producing real estate professionals are successful because they have a very effective and successful plan in place. But you need a good database as well. A good database of names of peope and contact information of all kinds of profession.

Well,I mentioned a website yesterday. The website is www.zoominfo.com. The company was founded in 1999. It is a web based service that has information about people and companies. It currently has about 3,854,213 companies listed on its site. You can set up a free profile.

I feel this is a another good way to build your pipeline by e-mailing and/or calling people on this website introducing yourself and the kind of products and services that you offer.

If you fail to plan,you plan to fail

Most of the top producing real estate professionals who have been very successful in this business have a very effective marketing and business plan in place. Unlike some people who either plan and abandon it or dont plan at all,top producing real estate professionals always execute their plan.

 So here are some reasons why some people don't plan

 There is just not enough time to plan.

Some people have never planned before,so why should I start doing it now?

It is too time consuming.

People make out a plan. But they just don't use it.

But I believe that you can be very successful in your plans as long as you continue to plan and focus on the results. How are you going to get good business if you don't devise a plan that will bring your business? How do you approach someone about buying or selling a house if you don't plan/memorize what you are going to say to perfection? How can I sell something to someone if I don't completely know the product that I am trying to sell? How do I expect to rank high in search engines or expect people to find you on the Internet if you don't blog or market yourself online? We all know that 77% of first time homebuyers start their home buying process online. So if you are not online,chances of homebuyers finding you are slim to none.

We all know that things change our plans and we need to be flexible enough to cope with those changes e.g economic conditions,competitor activity or even the fact that what you originally planned isn't working. If your budget won't allow you to send out postcards or newsletters for now,send out mailers through www.lowesrealtorbenefits.com- ITS FREE. If you ran out of business cards or don't have any business cards yet,look up people in your database and send them e-mails to introduce yourself to them as a real estate professional or remind family members,friends and associates that you are still in real estate ( Sometimes people who know you forget what you do for a living or assume you have left the business because sales of homes are down in certain areas  ). Also you can look up people through www.zoominfo.com and send them e-mails introducing yourself and your business. Or go to www.salary.com and look up salaries of certain professions such as Doctors,Nurses,CPA and Vice Presidents of a company and send letters or your listings to them if they are not far from your farming neighborhood or area.They might not be interested in what you are selling,but I am sure they know somebody who might be interested in buying or selling a home. Plan your day everyday. If something is not working,revise it. But never abandon planning.  Someone here on Active Rain told me that "New business everyday will keep you in business. Always ask yourself "What am I doing to make my business bigger and better everyday?" If you fail to plan,you plan to fail.

Gas deals popping up every where like popcorn!

Pain at the pump has led to many business companies cashing in on trying to gain new business. It seems the nation's pain has been a marketing ploy for some businesses companies gain. Hopefully this gas deal wont get out of hand.

In Washington DC,two days ago,a lady said that she has been waiting in line over night since 10:30pm  just to get free gas. I mean I have heard of people waiting in line for XBox game machines,Play station,Wii and/or the day after thanksgiving sale ( Black friday ). But to wait overnight just to get some gas? That's wild. When you think about it,I am glad that this promotion was done during Winter. Imagine waiting in line for some gas during Winter? You will have to keep the car running all night so the car can stay warm to keep the heat on. But by the time you woke up the next morning,you will probably be out of gas. And that is just a waste of time,money and gas-Is it worth it? I don't think so.

So Mr.Exxon Mobile,if you are reading this,or know someone who knows someone who knows Mr.Exxon Mobile,please lower the gas price. Gas prices would be good at the price of $1.00 a gallon. I heard it use to be that low back in the good old days-That was real nice. Due to the pain at the pump,many people have cancelled their plans of traveling to the beach or to go and visit their family members or friends because gas is just too much. It has altered many people's daily plans and has affected many people and families lives. We can only pray that gas prices go down soon.

This is a good reason why some people don't like real estate agents

                                                         

Two days ago,I received a phone call from one of my closest fellow real estate agents at my office. She told me that she had a referral for me -Great. She gave me the telephone number of the person and I called her friend. But it was actually it was the friend's co-worker who I needed to speak to. So we are talking. To cut a long story short,she tells me that she is looking for another real estate agent. The one she is working with is not doing a good job. And she told me the problem. She told me that she got to closing only to find out that their is a tax lien on the property -What? Are you kidding me?

I feel very bad for her. She is trying to get a house through the HPAP Program and she has until August to buy a house using the program. She has worked with five real estate agents but yet she has had no luck on buying a house. She is mad because she has spent money on home inspection,appraisal and title search. She also wants her earnest money deposit back but she can't get a hold of the office administrator in the office. I told her that she needs to walk into the office and talk to the broker. If the broker is not helping her with her situation,then she should probably go to the Department of Consumer and Regulatory Affairs. I really bad for her. I wish that I could've done more to help her. She told me that she doesn't trust real estate agents anymore-I didn't like hearing that. But this is a good reason why some people don't like real estate agents.  Its sad that one bad apple can spoil it for the whole bunch.

Capital Gateway along with A&R Cos. and Henson Development Co. Inc have partnered to build a suburban style community of town homes,duplexes and single-family homes.

Located on the corner of East Capitol Street and 58th Street Northeast,Capitol Gateway is across the street from the Capitol Heights Metro station. The community includes a tot lot and green space,and plans call for commercial development in 2009,including a national chain supermarket.

All three types of homes have three bedrooms,2 1/2 baths,9-foot ceilings on the first floor,crown moldings and a ceramic tile foyer. Standard features include granite counters and 42-inch cabinets in the kitchen with stainless steel appliances,hardwood flooring on the first floor,recessed lighting and a vaulted ceiling in the master bedroom,a covered porch and a one-car garage.

The homes have brick or vinyl siding exteriors and a yard. Home buyers can add a deck or a fireplace. The sales manager told me last saturday that five single family homes have now been reduced to around mid $400,000's. While there are thirty three townhomes in the price range of $300,000's. And if you use their preferred lender,they will give you up to $10,000 in closing cost. They look very nice.
