DC Petworth Real Estate Market Report (Zip code 20011)-March 2009. Average sold price of a DC Petworth house was $314,170 compared to $390,354 in March 2008-a 19.52% drop. But DC Petworth houses almost saw double housing activity compared to March 2008. 46 houses in DC Petworth sold this month compared to 25 in March 2008- a 84% increase. Hopefully more activity will start to pick up all around the country. Lord knows we can use it. And people need to know more about the $8000 first time home buyer tax credit New homebuyers to get $8000 cash back - Feb. 16, 2009

At least I got somebody today who responded by saying that she wants to buy this year. Hopefully if I help her buy a house,I can get all of her ready,willing and able family members and friends who are home buyers to buy a house this year.

Just like I said in one of my other blogs DC Deanwood Real Estate Market Report ( Zip code 20019)-March 2009 I said that "But as real estate professionals,we always have to report the truth to the public whether good or bad. Well you can say the same for the DC Congress Heights Real Estate Market Report (Zip code 20032).

Homes for sale in DC Congress Heights were 187 days compared to 66 days last year-a 183.33% increase. Average sold price of a house in DC Congress Heights was $120,213 compared to $206,485 this same time last year. 2 out of the 4 houses that sold in DC Congress Heights used a FHA loan. Three of the four houses that sold in DC Congress Heights were on the market 120 days or over.

DC Anacostia Real Estate Market Report (Zip code 20020)- March 2009

DC Anacostia Real Estate Market Report for March 2008 is here (Sorry it took me forever to report it). Just like all of my other real estate market reports,houses for sale in DC Anacostia are taking a little longer to sell now unlike March 2008.

In March 2009,it took 112 days for it to be sold compared to 84 days this same time last year- a 33.33% increase. But the good news is that 9 houses for sale in Anacostia DC sold in March 2009 compared to March 2008-a whomping 125% increase. (If only all the real estate markets in U.S.A can be like that). Also the total sold dollar volume was $2,065,949 compared to $1,160,00 in March 2008- a 78% increase.

And unlike DC home buyers who are using a FHA loan product to buy their house,home buyers in DC Anacostia used a conventional loan.

DC Deanwood Real Estate Market Report (Zip code 20019) in March 2009 was bad. Matter of fact,it was very bad. At first I didn't want to report it which is one of the reasons why I took me so long to write this blog. But as real estate professionals,we always have to report the truth to the public whether good or bad.

According to this DC Deanwood Real Estate Market Report for March 2009,you will see that houses in Deanwood are taking longer to sell,less homes for sale were sold-9 houses compared to 19 houses sold this same time last year,less total sold dollar unit and more DC Deanwood home buyers are using FHA loans-Five out of the nine people who brought a home in DC Deanwood used a FHA Loan. But with the $8000 tax credit that DC home buyers can use to purchase their house before 12/1/09,this is still a great opportunity for ready,willing and able home buyers to take advantage of this real estate market and buy a house.

DC Mayor Adrian Fenty is hogging Washington Nationals baseball Tickets. Why?

If you live either outside of Anacostia DC or Washington DC,you probably don't know about this story.

DC Mayor Adrian Fenty is hogging tickets to the professional baseball team Washington Nationals that was supposed to be given to DC Council members.

DC Mayor Adrian Fenty tried to give some of the tickets to some of the council members who he likes. But in a show of unity,all of them refused to accept the tickets.

Council member Vincent Gray (D) said that he was supposed to get 19 tickets for the Washington Nationals home opener. Heck can I just get one ticket? I have never been to a baseball game before. (Little MeMe information?) Anyway what I didn't know that DC Mayor Adrian Fenty hogged tickets last year as well until Attorney General Peter Nickles had to get involved and deliver the tickets to the DC council. But once again DC Mayor Fenty is not giving up the tickets.

So what do you all think? Do you think DC Mayor Adrian Fenty is wrong for hogging the tickets? And if he is not going to give the tickets to DC Council members,what do you think he should do with the tickets? Look up the word "cheap" in the dictionary and it is going to say one of the following.

  • costing very little;relatively low in price: inexpensive.

You know the saying talk is cheap. Well I say talk is not cheap. Why? Because it is free. It doesn't cost you anything to speak.

Every time you open your mouth,you do one of many things. One of the many things you do when you open your mouth includes

  • Greet someone.
  • Encourage someone.
  • Offer advice.
  • Speak what's on your mind-(which is always not a good thing especially if some bastard just cut you off on the road without signaling)
  • SELL A PRODUCT OR YOUR SERVICES.

According to James Dobson's book "Love for a lifetime",research tells us that God gives a woman 50,000 words a day while her husband only gets 25,000. Did James Dobson have a one on one discussion with God before he wrote his book?

Dr. Scott Halzman in Psychology Today once said that women use about 7,000 words a day, and men use about 2,000. Ruth E. Masters in her book "Counseling Criminal Justice Offenders,"tells us that "Females use an estimated 25,000 words per day and males use an estimated 12,000 words per day. Does this include the words we Active Rain Bloggers use in our blogs also?

While every research shows that women talk more than men,we all use a lot of words a day. So everyday when you see someone who could possibly be a potential client,do you speak to them? And when you do,what do you say?

Talking in front of people can be our greatest marketing tool if we choose the right words to speak. That way people can get to know about us as a person and our products and services that we offer without them getting from us some fancy newsletter,e-mail,blog,letter which some people hate receiving. They are getting the real deal. We need to let people know that:

  • Interest rates are historically low.
  • There are still a lot of houses currently on the market for sale for buyers to choose from.
  • It is spring. More home buying activity starts to pick up around this time.
  • You might take a loss selling your house now,but you will more than make up for it if you plan on buying another house since most houses are on the market are priced below market value.
  • You get a $8000 tax credit if you by a house by December 1,2009.
  • Sellers are still giving closing cost assistance.
  • Real Estate is local. Every market is different.
  • Real Estate is the best reasonable sound investment that you will ever make. It will yield you a much bigger return than stocks,mutual funds or any other kind of investment.

 

So if you don't have much money to advertise or market yourself,make sure that you are in front of people everyday trying to sell your product or services to them. So if you want to make money more this year in Real Estate,talk more to people everyday. Opportunity is always around us. Make sure you seize it whenever you get a chance to. Talk is not cheap-It's free.
