This is an actual check from one of my First Time Buyers who bought a home last month, and immediately filed his 2008 tax return - which he had already filed an extension for - and this week received the above check !

 

... before his home purchase, his return was going to give him a refund of approximately $4,000 !!!! ... as you can see, he qualified for the tax credit, and received $8,000 additional dollars from the government for buying his home.

Per the IRS.gov website, you may qualify to receive this credit if you meet the following qualifications:

"... qualifying taxpayers who buy a home before Dec. 1, 2009, can claim the credit on either their 2008 or 2009 tax returns. They do not have to repay the credit, provided the home remains their main home for 36 months after the purchase date. They can claim 10 percent of the purchase price up to $8,000, or $4,000 for married individuals filing separately.

The amount of the credit begins to phase out for taxpayers whose adjusted gross income is more than $75,000, or $150,000 for joint filers.

For purposes of the credit, you are considered to be a first-time homebuyer if you, and your spouse if you are married, did not own any other main home during the three-year period ending on the date of purchase."

 The credit itself:

  • Applies to purchases that close after April 8, 2008, and before Dec. 1, 2009.
  • Applies only to homes used as a taxpayer's principal residence.
  • Reduces a taxpayer's tax bill or increases his or her refund, dollar for dollar.
  • Is fully refundable, meaning the credit will be paid out to eligible taxpayers, even if they owe no tax or the credit is more than the tax owed.

 

So if you were considering buying a home this year - be sure to talk to your accountant as you may also qualify to get $8,000 extra dollars for buying your first home !

 

ALSO: Be sure to check out a post  from respected Loan Officer Jeff Belonger explaining how you may be able to receive an 'up front loan' for this credit to use towards closing costs or additional downpayment over your mandatory 3.5% payment on your FHA loan !

DC Real Estate Market Report -April 2009

According to April 2009 DC Real Estate Market Report,sales are picking up. So would this be a great time for you to take advantage of this home buying opportunity. My simple answer is Yes. Why? Please read my blog DC Deanwood Real Estate Market Report Zip code 20019 for April 2009.  In this blog I give three good reasons why the time to buy a house in DC is now.

Even though average days on the market have increased-which to you can be a great thing. (I will explain this later ),but home sales have increased from 368 houses sold in DC April 2008 to 417 houses sold in DC this month a 13.2% increase. So why should bad news to home sellers such as the average days of a house on the market which increased from 77 days to 92 days be good news to you the home buyer? It gives you more time as a home buyer to either save up money for downpayment and/or closing cost fees(Some sellers pay all of the home buyers closing cost fees),pay off some bills to improve your credit score to get a good interest rate and buy a house in DC that best suits your wants,needs and lifestyle without you rushing. There are too many inventory on the market for you as a home buyer to choose from.

But as of today,there is only six months left for you to take advantage of the $8000 first time home buyer tax credit for DC Home buyers . So if you need to buy a house in DC.-THE TIME IS RIGHT NOW.

Kiplinger Magazine ranks its top 10 best cities. Did your city make the list?

Kiplinger Magazine just released its annual top ten best cities to live in. I was very happy to see Washington DC on the list.

                                                                             Washington DC have a 5,263,322 population. Median household income is $81,163. It is of course the nation's capital,home of the Federal Government and K St NW where you will find many of the movers and shakers of Washington DC. Tourism as usual is huge here in Washington DC. Places like the White House and the Smithsonian Museum-( where the sequel to Ben Stiller's new movie Night at the Museum:Battle of the Smithsonian was shot)are places tourists like to visit. Also it is the home of Kiplinger Magazine Headquarters-I didn't ever know that.

Many of you of course are very familiar with Twitter and some of you aren't. Well Twitter is a service for friends,family, and co-workers to communicate and stay connected through quick exchange frequent answers to one simple question: What are you doing?

Well one thing I found out Twitter is about to do is become a T.V Show.

               

Yes you are reading this right. Twitter is about to become a T.V Show. This company is still a private company that might go public soon. I am hearing rumors of Twitter for sale at close to $800 million. I think Twitter will be sold for more than that if they decide to go public. Then again that it is all a rumor.

Remember that candy bar commercial (I forgot which one candy bar it was) that said sometimes you feel like a nut and sometimes you don't. Average days on the market in DC Congress Heights was 86 days compared to 21 days this same time last April. However home sales were up a whooping 250%-Yeah you are reading it right-250%. But then again that's because only 7 houses in DC Congress Heights last month compared to just 2 houses this same time last year.

Highest priced DC Congress Heights house that was sold was a 3 bedroom house in the $200,000-$249,999 price range. And one thing that I was shocked to find out that out of the seven houses that were sold in DC Congress Heights,4 of them were cash buyers-MONEY!MONEY!MONEY!MONEY! $$$MONEY$$! I could use some cash buyers right now.

DC Anacostia Real Estate Market Report Zip code 20020 for April 2009

Probably one of the most asked question in America is "When will the Real Estate Market fully recover?" I like to say that the only person who can answer that question is God. Because honestly speaking no one knows. What I definitely know is that once Financial Markets fully recovers,the economy stablizes and the trust of consumers/hard working citizens who lost their jobs and savings have been gained,then maybe the Real Estate Market will start to recover-That's just my .02 cent.

But DC Anacostia Real Estate Market zip code for April 2009 was better than last month. Numbers increased all across the board. From Total Sold Dollar Volume to Units sold,the numbers this month was better than it was in April 2008 which is good news. So is this a great time to buy in DC Anacostia? Yes.
