     Twellow-The Twitter Yellow Pages. Have you joined yet? Many people including us Real Estate Professionals have been very successful in using Twitter to increase their business. People are always browsing the internet looking for things such as Hotels,Restaurants,Jobs,Homes for sale,Real Estate Agents etc. So if you are not listed online and don't have a strong internet presence,chances of people finding you are zero to none.

     While I checking through my 4,000+e-mail(Yeah!Somebody pray for me that I clear it soon-LOL!),I got an e-mail from one of those I can get you 1,000 leads a month if you pay XXXX amount of dollars.        

 

    Anyway,I saw an banner ad on the page  So I decided to click. Anyway to make this story short,Real Estate Agents should sign up on here because there is a list of I believe over 20,000+ real estate agents who have already signed up on here. All you need to do is sign in with your Twitter account and the rest is simple.

    I am sorry I couldn't do a tutorial on this. But if you have a Twitter account,sign up on Twellow. Besides you never know where your next closing is going to come from.

        P.G County Maryland Real Estate Market Report for March 2010. With less than two weeks left until the deadline to have a house under contract in order to qualify for the $8000 home buyer tax credit,this is a great time to buy a house for sale in P.G County Maryland.

        The numbers don't lie.  According to the Real Estate Business Intelligence,LLC-an MRIS company,756 houses sold in P.G County Maryland in March 2010,a whooping 98.95% increase from this time last year. Smart home buyers are taking advantage of the market now so they won't feel sorry later like some potential home buyers who are still procrastinating and sitting on the fence while they are waiting for home prices to drop.... 138 houses in P.G County MD houses for sale that were sold was priced $100,000 and under. 111 houses in P.G County Maryland houses that was sold was priced $100,000-$149,999.163 houses in P.G County Maryland houses that was sold was priced $150,000-$199,999.

         People know a good thing when they see it. In this case,people know that buying a house is the best reasonable sound investment that you will ever make in your life. The ROI (Return on investment) of a house far superceeds that of any other kind of investment such as 401k,IRA,Stocks or Mutual Bonds. Investors and smart home buyers are buying houses for sale in PG County Maryland now because chances of us having a Real Estate Market like this again is slim to none. Real Estate Developer Donald Trump always likes to say is, "The best time to buy real estate is when other people are selling." Right now, people are selling and they will probably continue to sell over through the next year. The best time to buy real estate is when the market is going down, because that's when you are going to get the best value. So you want to get the best bang for your buck then buy a house.

         Time is of the essence. The great thing about this market is there is still time to build your investment portfolio by purchasing a house in this Real Estate Market. You still have time to qualify for the $8000 home buyer tax credit if you have a house under contract by April 30th. But you need to act now instead of waiting for another tax credit extension.... I seriously doubt it is going to happen again considering that the $8000 home buyer tax credit has been extended already from the November 30,2009 deadline.

BLOGGING 401 ON MY THREE YEAR ANNIVERSARY HERE ON ACTIVE RAIN

          Blogging 401 on my three year anniversary here on Active Rain. Okay Blogging 401 is not a advanced course on how to write a blog and instantly get million dollar home buyers and sellers in your area. But if there is such a class,somebody please sign me up. 401 is the number of blogs that I have posted here ever since I have become a member of this great real estate networking site exactly three years ago today. Can you believe it? I can't. While 401 blogs are the amount of blogs Active Rain superstarts like Coach "K"aterina Gasset® ,Lenn Harley, Todd Clark (Broker) just to name a few bloggers usually write in a probably a month,it took me my whole adult life just to write 401 blogs-It sure felt like it.


          Like many of you who joined this great wonderful website,I never knew what I will gain from this. When I first became a real estate agent,my addiction was Realty Times. As a newbie starving and still starving for Real Estate Knowledge,I found the website very helpful. I use to read many articles trying to learn about real estate.

 

 

         But while I was on the site,I ran across an article on the site which still rings true today called http://realtytimes.com/rtpages/20070330_rookieslump.htm. What she said in that article brought me to Active Rain. I also wanted to know if the person who ever wrote Mrs.Blanche Evans ever joined Active Rain? I'm curious. I didn't know that I would learn from so many super nice,knowledgeable,fun-loving,humorous,very unselfish and caring real estate professionals. If I only knew then what I know now. While I have gained a lot of knowledge from reading people's blogs,I am still learning from the great Active Rain Superstar bloggers here. Heck I have learned some stuff from newbies too.

 

          Many of you have reached out to me...by either calling me or being very supportive of me by the comments you make on my blogs. Many of you are super nice,friendly,supportive and very helpful people like Mary Yonkers,Elizabeth Ramsey Cooper Golden,Active Brad Andersohm,Mary Douglas,Wanda Kubat-Nerdin,Nyssa Smith,Ray Nellum,June-Piper Brandon,Gita Bantwal,Gary White,Diane Rice,Renee Burrows,Jason Crouch,Jennifer Fivelsdal,Betina Foreman,Susan Mangigian,Margaret Woda,Frank Bailey,Karen Kruschka,Darleen McClueen,Renee Burrows,Matt Grohe,Sheldon"THAT BRITISH GUY"Neal AND MANY MANY MORE.......... Some of you have ever referred people to me like Audrey June Forshey,Jim Crawford,Debe Maxwell -who referred a real estate agent to me who was looking for a realtor to help his client. Even though he didn't use me because I am not licensed in VA yet,the thought of someone like her referring me is very big because she is one of the many superstars here and Mr.BJ Matson-THANK YOU VERY,VERY MUCH SIR. And C.Tann Starr who was nice enough to call me while she was in town. We had a nice conversation. Hopefully I can meet all of you all at Raincamp Washington DC.          Earlier today a good friend of mine who use to be an agent at my office called and said I typed in the search engine "Exit Premier Realty" in the search engine and your picture came up along with your contact info. I said how did I do that? I told her like I told her before Active Rain put me on Google. She said that she can't do it because she doesn't have the time to stand in front of a computer and type like that. Plus with her one year old,it would be hard for her to blog. But she said that she could only blog if she was like a receptionist or adminstrative assistant. I didn't press the issue because if I have begged you to join a site and you don't want to join,what more do you want me to do? Just five minutes before I started talking to her,someone called me from one of those "I don't know this area code so since this person is probably a telemarketer who claims he or she can get me on first page on Google why should I waste my oxygen and words communicating with this douche bag?"

        

         This person left a voice message on my cell phone and I played it. He was iniquiring about a property. He told me that he saw a house on such website and wants to know more about it. I called him back and I told him I couldn't find it. So he told me that he is going to call the person who gave him my number. Later this person calls me back and tells me that she found me on a website. I asked him what website. It wasn't Active Rain but it is a website which was either one of Active Rain Approved Vendors or sponsors. This lady also wants to buy a house in Upper Marlboro MD for up to 200,000. After talking to her,she later tells me that the reason why the other man from NY called is because he is relocating to Maryland and he is looking for a house to buy. These two people didn't find me through one of my blogs but Active Rain played a part in those two potential home buyers finding me because the website is a Active Rain approved vendor or sponsor.

I don't know what else to say. You have two options-

Join Active Rain and make  or get left out in the cold The Choice is Yours.

Waiting for the lender to approve the short sale even though the house is already listed for sale.... That's what a real estate agent told me

          Waiting for the lender to approve the short sale even though the house is already listed for sale...... That's what a real estate agent told me. I got a call from a client of mine two days ago who wanted to see a house for sale in Fort Washington MD 20744. First I talked to the son. After I finished talking to the son who is also a real estate agent,he wrote down my name and number and he told me that his father who is the listing agent for the Fort Washington MD house for sale will call me back.

        

          Five years hours later (probably longer than that-It felt like it),the listing agent calls me back. Hello somebody called me. (Yeah I left you a freaking message on your voice mail-HELLO! You should play it sometimes. 

                                                                And I wanted to say more but I held my cool-I am a Professional at all times.) So I said yes this is Lanre Folayan speaking-Real Estate Professional with Exit Premier Realty. Oh how can I help you the listing agent said. I said that I wanted to know about your listing-gave him the address. Yeah! What about it? the listing agent said. I see that it is a short sale. How much was the short sale approved for? I think that is one of the first questions you should always ask the listing agent even before you submit an offer on a short sale.

         I had an experience early this year when I submitted an full price offer on a short sale listing. The listing agent comes back to tell me that the short sale was approved for $30,000 more than what they listed it even though we submitted a full price offer. My client was not willing to go up on her offer which I completely understand and didn't want her to buy a house that she couldn't afford. I mean isn't that why we are in this housing mess now? Some people buying a house more than they could comfortably afford.  So that's why I always have to ask the listing agent "How much was the short sale approved for?". But I was shocked to hear when the listing agent told me that "The lender has not approved the short sale yet. I said oh really? And the listing estate agent said yeah. I asked why? He said that the bank (Chase Bank) wants to see what kind of offers they are going to receive first on the listing before they approve the short sale.

                                              

          Now I am not a short sale specialist or expert,but I thought the lender has to approve the short sale first before they can list the house for sale? Somebody please correct me if I am wrong. Even the listing agent said that he has never listed a short sale before it was approved by the bank. Does anybody know someone who has experienced this before? What do you think? What are your thoughts? Comments? Please let me know.
