Lately, I’ve had several conversations with other REALTORS® in my area lamenting about how slow the market is since the tax credit ended.  I’ve also noticed a lull in activity, but have been very busy closing all those wonderful contracts I put together in April.  As I look ahead, though, I realize that if I don’t do something, I could be one of those agents crying in her beer soon.

 

www.ozarks-realestate.comYesterday, I was cleaning out my home office and came across a half piece of board with the words “It’s not what the market is doing, it’s what I’m doing” written on it in my own handwriting, along with some other motivational quotes.  It’s only a half piece of board, because I broke it in half….karate style! 

 

A motivational speaker at a conference I attended last year challenged each one of us to stand up and karate chop a board in half.  I looked at my Mother and said, “There’s no way.”  Then I conjured up an even funnier image of my Mother trying to break the board herself.

 

I watched as my Mother took her turn and stood in front of a large man holding the board, got in her Ninja warrior stance, and proceeded to try to karate chop the board several times, with no luck.  (Yes, I laughed).  Then the speaker told us to STOP….FOCUS….ERASE EVERYTHING FROM YOUR THOUGHTS AND VISUALIZE THE OUTCOME…and suddenly, my Mother gave a mighty “CHOP” and the board broke in half!

 

WELL….if she can do it….I can too!!!!!  I took my turn (feeling like a complete idiot in my warrior stance), closed my eyes, focused, visualized the board flying into a million pieces….and VIOLA….it worked!

 

I kept the board, but it was shoved into the bottom of a box in my office.  As I uncovered it yesterday, it brought back to mind the lessons I learned that day.  It was a much needed reminder in today’s market, and much needed inspiration.

 

Anyone can sell homes in a great market, but only truly great agents will prosper in this market.  It all depends on what we’re doing to make that happen.

28 Ways to Stage Your Clients Home

RISMEDIA, May 28, 2010—Homeowners looking to sell need to make sure their homes are as prepared as possible. Home staging is key toward that preparation.

Below are 28 key ways to stage a home:

1. Less is more - remove enough so that there is some empty space in closets, on shelves, and in cabinets.
2. Remove or hide all small kitchen appliances.
3. Remove all refrigerator art, family pictures, school schedules, magnets, calendars, etc.
4. Pack up all personal photos.
5. Remove personal necessity items from bathroom and enclosed showers… shampoo, toothpaste, hairbrushes, dirty towels, etc.
6. Remove and store seasonal clothes from closets.
7. Rent a storage space. Remove all visible storage boxes from closets and garage.
8. Remove unneeded furniture to make rooms look larger.
9. Remove dated or worn furnishings and accessories. Display only updated new looking items.
10. Remember the rule, “One will do”. When accessorizing surfaces, remember that for staging purposes one item is better than two or more. One vase or clock on a fireplace mantle shows off your home better that two or three items.
11. Use mirrors generously. A mirror at the end of a long hallway makes the home look larger and relieves any cramped feeling. A mirror opposite the bathroom vanity pushes walls back and makes small bathrooms larger.
12. Paint the interior of the house and the front door.
13. Repair, paint, or wash all exterior walls, doors, and trim.
14. Power-wash exterior concrete and other hardscape to unify surface color. It will make these areas look bigger.
15. Replace worn, stained carpeting and cracked floor tiles. Be sure that any remaining carpet, drapery or upholstery holds absolutely no odors.
16. Wash the windows, inside and out. Remove unnecessary screening.
17. Arrange a minimum number of towels in bathroom racks and put out fresh soap.
18. Inside, use fresh flowers in vases. Decorate outside with planters and potted plants.
19. Remove some furniture to open up the rooms. A good rule of thumb, consider eliminating half of all furniture and accessories.
20. Decorate the patio or deck with flowerpots and enough furniture to show that it is usable living space.
21. Furnish covered porches with small outdoor tables and chairs to turn them into obvious living spaces.
22. Landscape. Keep perspective in mind. From the house, looking out, plants and vertical elements should diminish in size as they retreat from the house. This elongates sightlines and visually moves property boundaries further from the house.
23. Air the home by opening windows and doors.
24. No drips! Repair all plumbing, faucets, running toilets.
25. Clean or repair/replace worn caulking around tubs, sinks, counter tops.
26. Deep-clean entire house, oven, fireplace, garage, etc.
27. Enhance fireplace firebox with candles or decorative logs.
28. Replace or supplement existing furniture and accessories with rentals From Brook Furniture Rental to achieve a desired appearance.

10 ways to murder your loan

Here's a handy list of 10 things you can do to kill your chances of getting a loan today.

1. The house just needs too much work.
This applies to REO's, foreclosures, and short sales... sure they're good deal, but the financing can be rough.  Any broken windows, bad appliances, leaking roof, water damage, obvious mold, health or safety issues, structural problems and of course any liens.

2. Low Appraisal
Appraisal used to be a "rubber stamp"... those days are long gone and best forgotten.  Today, appraisers are trying hard to "prove up" your purchase price... and standards have become tougher (good!).  If the appraiser can't, in good faith, shore up your purchase price... they're just not gonna.  Re-negotiations (post appraisal) are becoming much more common.

3. Borrower has too much debt.
Back in the day, large debt/income ratios were given a "blind eye"... no more.  35-40% debt ratios are the top end... the guidelines have become very tight... and if your buyer does qualify... make sure they don't make any large purchases just prior to closing, as many lenders are pulling credit just before closing... and if something has changed.... weee doggies, lookout!

4. Buyer is self-employed.
Lenders today are looking for 2 years of tax returns for those who are self employed.  And they look at you cross-eyed if your income is declining.  Real income will not be used (such as a Waiter who doesn't report all his tips)... they're going to be based on the income shown on your tax return.

5. Borrower has just started being paid by commission only.
In an effort to save money, some companies have switched their long term employees to commission.  Lenders will not count commissions unless they can show a history of at least 2 years.

6. Your tax return doesn't match your IRS transcript.
Oh, this is a fun one.  Used to be that you submitted a printout of your tax return, and the lenders just "believed" you.  Sometimes they would pull a copy of the return for their files, but only after closing.  Today, they are pulling transcripts prior to closing, and if they don't match up.. .(in other words, you "doctored" your printout)... that's fraud, and the deal is off, the loan is dead.  (And keep in mind that lying on a mortgage application is a federal offense, punishable by time in your local penitentiary!!)

7. You can't get PMI.
Again, PMI (Private Mortgage Insurance) used to be a "given"... no more.  There are only two or three PMI companies nationwide, and they are picky, picky, picky.  It is possible, today, to be approved for your loan, and yet denied PMI.  Your credit needs to be good... you need to have low debt, and the better your down-payment, the happier they are.

8. The condominium has issues.
Lenders are looking closer and closer at condo budgets, reserves and their general financial health.  They're concerned about any pending litigation, and upcoming special assessments.  Lenders have recently been pushing condo boards to increase their Fidelity bond... enough to cover at least 3 months of residents not paying their assessments.  And they're taking a hard look at any owners (other than the developer) who owns more than 10% of the units.

9. You haven't allowed enough time for your loan processing.
All of these tighter guidelines are causing long approval times.  The loan papers are often only good for 90 days or so... and if you get to that deadline, and have to rework the papers, that could cause a delay.  If you're purchasing a HUD property... a delay could cost you the property entirely.  Allow plenty of time for short-sale approvals, and even for standard mortgages.  Realtors need to be hands-on with the lender and loan officers.

10. You don't have all the necessary financial paperwork.
Lenders are looking for more documentation than ever.  They want to see Bank Statements, verification of large deposits or gifts, earnest money and rent checks.  They may ask for letters of explanation on credit inquiries, missed or late payments, income fluctuations.  Make sure to have all your ducks in a row.

This is response to Bob Haywood's blog Introducing The Active Rain Realtor Nationwide Survey.

My market is Prince George's County Maryland.  

Question 1: My market area is Moderate. my phone is ringing occasionally,some sellers are selling and some buyers are buying.

Question 2: My current Housing Market Conditions .... Our sellers are reducing prices and buyers are buying.

     Prince George's County Maryland Real Estate Market is booming. According to the latest Market report,787 houses in Prince George's County Maryland were sold compared to this time last year when 424 Prince George's County Maryland houses for sale were sold. That is a 85.61% increase.

     Average sold price of a Prince George's County Maryland house was $197,801 down from $245,146 in April 2009 a 19.31% price drop. Out of the 787 houses that were sold,168 of them were cash purchase. Some Prince George's County MD Cash home buyers and investors who are buying these houses in Prince George's County MD are looking past the Mold Issue in some of these Prince George's County MD Houses for sale because they see the potential in them.

     

      Most of the housing activity in Prince George's County Maryland were in the $200,000-$249,999 price range where 140 houses were sold. Most first time home buyers are buying houses that needs very little work and are staged properly.

 

     Some first time home buyers who have saved up just about enough money for a down payment and closing cost can't afford another $5,000 or more to spend on renovating a house.  First time home buyers are looking for move in ready houses. Some first time home buyers are also buying houses now because home prices are still dropping making home now more affordable to them.

You've selected a REALTOR®  to become the listing agent in the sale of your home. Here are 10 Things that will help get it SOLD!

 

1. Be honest and upfront with your expectations.Dear Seller: Let Your REALTOR® Get It SOLD!

2. Listen to the agent. When it is necessary to lower the price in order to get people through the door, then do it. The agent should have documentation showing current value. Price point is key and has to be inline with the market to peak the interest of buyers.

3. Keep your house clean and ready to show at all times. If you have animals, keep them in kennels or in an enclosed area for the buyer's safety as well as theirs, not everyone is an animal lover. Clean out litter boxes well beforehand.

4. Do not talk real estate with other agents. Direct them to contact your REALTOR® with questions or concerns, showings and feedback. It is unethical for agents to discuss your house with you while you are under contract.

Dear Seller: Let Your REALTOR® Get It SOLD!5. When the home is being shown, please leave. Most people do not want to know why you think they should buy your house. They will surely find out if they are interested on their own.

6. Maintain a good attitude. If someone asks how the Open House went last weekend, be positive about the results even if only 2 people walked through the door. One of the two could be a potential buyer.

7. Do not speak ill of your agent. If your REALTOR® isn't doing their job, speak directly to the person, not to your neighbors, the hairdresser or other agents. It will eventually get back to them in one form or another!

8. When you receive an offer, avoid completely shutting down the process by saying NO! Talk it over with your REALTOR® and begin the negotiation process. Once you have passed that window of opportunity, you may be in for another price reduction.

9. Be realistic about timelines in order to sell your home. Your agent should be able to show you how many days on market are typical for your home regarding price, size and location.

10. Once your home is under contract, do not attempt to renegotiate the commission. Your agent worked hard, spent time and money to get it SOLD! A signed contract is legal and binding.

Fair Issac says the average points lost on a FICO score are as follows:

  • 30 days late: 40 to 110 points
  • 90 days late: 70 to 135 points
  • Foreclosure, short sale or deed-in-lieu: 85 to 160 points
  • Bankruptcy: 130 to 240 points

    So I definitely understand that alone can cause an enormous amount of stress on anybody. Life by Default or Life by Design-Trying to overcome procrastinating!

    Life by Default or Life by Design-Trying to overcome procrastinating. This blog was actually written like two or three weeks ago. Now the proxy error thing didn't allow me to write this blog when I wanted to,but I still should've posted this blog a week ago or so.

    Anyway I am doing this exercise for me because there are areas in our lives like many of us that needs some improvement. One I have been trying to figure out for years who I would choose to be my coach because I have never been coached before and I know that I need one. I know that I need to be in front of people everyday. People want to buy and sell. But how can people know that if you don't let more people know that you are a real estate professional.

    Though we are all experiencing tough times,we shouldn't use it as an excuse to say that is the reason why my real estate sales are down. People live in a house-Real Estate. The offices that people work out of-Real Estate,People shop at supermarkets or stores-Real Estate,We go to church-Real Estate. Small business need a building to lease out for their building-Real Estate. Real Estate is something that is always going to be in demand in spite of this bad economy.

    If you did maybe $10 million in real estate sales when the market was great and now you can't do 1/5 of that,then maybe there are some things that you need to alter in your business plan. Like Gary Keller's book-"Shift".You need to make a shift. Shift the way you do business. Shift the tools you are using to generate leads and business. If you are not using Social Media to generate business,start now. You will be surprised so many real estate agents who are not on LinkedIN,Twitter,Facebook,Active Rain,Friendster and all the major Social Media sites. I am not doing great because I know that I am not doing more the things that I should be doing. Not only do I need to do more things but I need to do it on a CONSISTENT BASIS. I can't blog two days straight and disappear four straight days expecting to get great leads-IT IS NOT GOING TO WORK. People are quick to give up on something if they don't see immediate results. You have to be patient. If you don't have it-GET IT. I don't know what I can say. People who have been successful have always been consistent in the way they run their business. They are always following and implementing new trends into their business. One thing that I need to be asking myself everyday that I learned from a webinar is "Who can I write a contract with this week?"

I am not trying to beat anybody up with what I have written in this blog. This blog was written also for myself too. Anyway I did the EXERCISE part for the LIFE! By DESIGN.

Do you feel secure in your work? No. I did at first. But now I am not so sure.

Does the economy worry you? Yes. Honestly speaking,I think this economy worries everybody including rich people. Wealthy people are losing value in their investment portfolio too. Most of my clients are middle income hard working families. If my clients lose their jobs,they won't be able to afford a mortgage payment which leaves me no income as well since I am relying on my client's purchase or sale to pay my income.

Do you believe you are paid fairly for your work? HECK NO! Most people think that real estate agents make way too much money for the hardwork that we do. Only if they knew.

Are you passionate about the work you do? Very passionate. Love helping people and in Real Estate,we are helping people own a piece of the American Dream and help some people get out of the bad situations that they are in.

Do you feel relevant to the needs of your marketplace? Yes. I have to in order to provide my clients with pertinent real estate information that will help them make a very sound decision.

Are you current on technology? Yes. I like to think that as long as I am a Active Rainmaker who continues to blog and learn from the great superstars here on Active Rain,I feel that I will always be current on Technology. I need to be because I am no tech guru whatsoever.

Are you clear on the value you bring to your organization and customers? Yes. To me it means to always perform all of my fidicuary duties which are care,obedience,Accounting,Loyalty and Disclosure.

Do you feel you are operating By Design in this area of your life? No. Hopefully by purchasing and reading this new book by Tom Ferry,I will.

LIFESTYLE

Are you in a loving,passionate relationship? No-LMAO. I am single at the moment.

Do you have any unresolved issues with your parents? Yes. Even though I have forgiven my father for marrying another woman without even telling me or none of my four brothers,I still need to why would you as the Head of the Household,breadwinner and provider for your family abandon your family to start another one. Was I a bad child growing up? Were you ashamed of me? I don't know. There are some things that I want to know. Hopefully a trip to see my father this year after 21 years of not seeing him,I will be able to the answers to some of my questions. But it is nothing really serious. I thank God for him being my father and taking great care of me. I am fine so there is no need to worry about me-SERIOUSLY.

Do you have any unresolved issues with your siblings? No. But tomorrow my answer might be different,you never know-LOL.

Do you have any regrets about prior relationships? Yes. Some people come into your life for a reason not to be longer than a season. I was just trying to rhyme there-LOL.

Are you satisfied with your outside interests from work? No. But I don't do much though. I got to find more hobbies I guess.

Do you give your children real quality time? I don't have children-THANK GOD. But do I want to one day-ABSOLUTELY. I love children well behaved children.

Do you have an active social life? No! But I will like one that doesn't include Happy Hour and Clubs-Its just not for me.

Are you having enough fun? Not really.

Are you traveling as often as you would like? No! There are some countries that I will like to visit before I die.

Are you grateful for where you live? Yes. I have a roof over my head. Some people are homeless.

Do you have powerful enriching feelings of faith? Yes. I have too much faith in God.

Do people seek you out to spend time with you? Yes. Over the phone. I must be the only psychiatrist in America that is not getting paid for his work. Maybe I need to open up a practice-LOL. I say that because people like to explain their problems to me-Why I don't know. But I guess I am a great listener and I try to do my best to give helpful Godly advice.

Do you feel you are operating By Design in this area of your life? No.

Health and Vitality

Are you satisfied with your current level of energy? No. I want to make time to start working out at the Gym.

Are you satisfied with your physical appearance? No. I just need to bulk up more weight,just not too much. I don't want to be looking like "The Incredible Hulk" and what not-LOL.

Are you working everyday to make your body the best it can be? No. But I know I need to.

Do you make excuses about your body? No! I know that in order to look better I need to start working out at least 4 days a week.

Do you play sports or participate in any athletic activities? Yes! I play basketball. But I haven't played in a while.

Are you eating for energy,health and vitality? Yes! I want to live a very long and prosperous life.

Are drugs or alcohol impacting your work or personal life? I don't do drugs so I thank God for that and I pray that I will never encounter that problem.

Do you have self-esteem? This Man of God has high self esteem.

Are you moody or do you have mood swings? No. While I know people who have mood swings,I don't.

Are you happy? That's a two part answer. I am definitely happy with life. But honestly speaking,I am not happy with my Real Estate Career because I am seeing the results that I want which is why I have made some changes and have to make some more.

Do you suffer from anxiety,stress or depression? Not at all. I dont stress overthing that I can't control.
