This is a blog that every home buyer especially first time home buyers should read. This reminds me of a time we saw a house and my client loved. But they called me after it rained and said that they wanted to see it. Cut a long story short the house was flooded since the house was on a hill.
Oh yeah my buyers backed out of the deal and I was able to find them a house that they brought this year in January 2012/
Rain can be a home buyer's best friend
So here it is, Saturday morning and it's raining, it's raining HARD. I had scheduled several homes to show and the buyers are asking "should we cancel?". Absolutely not, this is by far the best weather a home buyer could wish for.
Why? Because water is a home's worst enemy. And if a home has any issues with water intrusion, the best time to find this out is during a really good rain storm.
See the gutter overflowing in the photo above? You wouldn't have seen this on a nice sunny day. Chances are the only problem is a clogged downspout, but there are other factors in play as well. See how the water is spilling down the wood lap siding? It's important that water run-off from gutters is directed away from the house.
Many homes in this area have crawl spaces underneath the house, basements are extremely rare. Somewhere in the house, usually in a bedroom closet, you'll find the entry to the crawlspace. Pull up the entry board and check below for ground moisture. The worst thing you can find is standing water. If this is the case, make sure an inspector verifies that all wood members are sound.
The ceiling should be checked thoroughly during or right after a storm. If there has been any recent water intrusion, water stains will be apparent especially near areas where flashing should exist. This would include ceiling areas near the fireplace, wood stove, vents (kitchen, bathroom, water heater, central heater), windows and sliders.
So yes ... Rain can be a home buyer's best friend, because water is a home's worst enemy.
