   THE REAL ESTATE FARMER-I've done real estate before I became a Real Estate Agent. Yesterday I wrote a blog called

  THE REAL ESTATE FARMER-Where did the name come from?. I won't talk about it,I'll let you read it yourself. But while writing the blog,I realized something. In a way I have done real estate before I became a Real Estate Agent. While working on my father's farm,me along with a couple of my cousins would go to the lake and go fetch water. The water would be used to mix the dirt that will make the bricks to built the small houses. The houses would be where we would stay to either first eat breakfast before we began working on the farm,lunch/break(Some of my brothers and family members slept on the farm once)and to stay in case in started raining.

I guess my old man said why pay somebody to do something when you could do it yourself? We built I believe two small houses by ourselves.  They will make bricks and let them dry for about two days or so. Then they we will start building the house. We even built a poultry for my father's 40 pigs. It might have been more. That was pretty impressive considering none of us had knowledge,skills or experience in building homes.

Maybe I should become a home builder. I hear those guys make some really good money. But on second thought,I should stick to my day job and help the home builders sell their PG County MD New Construction Homes. I need a very good video camera. Any recommendations?

I need a very good video camera. Any recommendations? I want to start doing video e-mails,video blogs,video tours of certain local business and subdivisions in Maryland such as Prince George's County,St.Mary's County,Charles County and also DC.

I brought the Flip Camera which I really liked. My only problem with it was that it only records video.  I need something that will record video and take pictures.

I have started doing my research here of course by reading some blogs by many Active Rain members who are probably in my same situation. So what else should I be looking for in a video camera besides Wide Angle Lens,Good Resolutions,Zoom etc?

If anyone has any suggestions on which type of camera records video and take pictures that I should buy please let me know. I would really appreciate it. Jeff Turner,Debi Boucher,Jennifer Fivelsdal and Mary Douglas please respond-LOL.

How to Find Public Records

Find Public Records for homes in PG County MD,Charles County MD and St.Mary's County and Washington DC.

Ever wonder how underwriters find out all the details about a buyer or a property?  One of the greatest resources for an underwriter is the Public Records Online Directory.  This web site is a portal to all the official Assessor's, Recorder's, and Treasurer's web sites.   Here are just a few of the things that can be found by using this site:

  • assessed value
  • taxes
  • current owners' name and address
  • sales history
  • deed recording dates
  • zoning information
  • property type (end the confusion about whether a property is a condo or a townhouse)

When the web page opens, just click on the state, then the county, and then the link to the Assessor, Recorder, or Treasurer.  If the link says "Go to Data Online" that means you will be able to access the information yourself.  If the link says "Website Only" or "No Information Online", then you won't be able to get the information yourself, but you can call the phone number listed next to the link to get what you need.   

We use this web site for every loan we originate, just so we'll know exactly what the underwriter is going to see when they start their research.  It's much better to head off problems early in the game than to have a deal fall apart at the last minute.

     Dying at the Dentist? My trip to the Dentist today at Fort Washington MD wasn't all that bad. You are probably thinking after the day that I had I shouldn't be doing anything-You are absolutely right. I haven't been blogging here that much the past three days. Last thursday,a reunion happened (Blog coming on that very soon on that).

     But today I decided to visit the place that many people fear going to. No!II am not talking about attending church. I love going to church by the way.Okay so I didn't like going to church maybe when I was young and I sometimes wished that we wouldn't go to Church so that I can watch NFL Football-Lord Please forgive me. But honestly speaking church was boring back then when I use to attend church. But the pastor not only couldn't preach but he didn't know that there such a thing called preaching not speaking nonsense. LOVE CHURCH NOW THOUGH-THANK YOU JESUS. But I have a great Pastor/Teacher/Spiritual Father in Dr.Pastor John K.Jenkins Sr.of First Baptist Church of Glenarden in Upper Marlboro MD so has been feeding me spritually for the past thirteen years. Thought I put that out there. Now back to my story.

    My brother Olabanji O. Folayan Chairman/C.E.O of Securemedy Incorporated-Charles County Maryland Security Services Company referred me to his Dentist. Referrals as we all know can be flaky or sometimes just suck. So I had my doubts. But when you are in pain,you will do anything to try and get rid of it. So I took his number and I went to this place. Me along with my brothers went to this Dentist-Thank God for great loving and caring brothers. Cut a long story short,my usual painful experience at the Dentist was not that bad. At first I thought I was dying. You would've thought so too if they stuck you with four needles-Ouch Doc. But the Dentist Bhatia Sanjiv had me laughing to whole time. He made me feel very comfortable and made something that was usually very painful very,very less painful-But I still felt pain.

     I wanted to take pictures for this blog. Maybe I forgot because 40% of my mouth was numb. I will thank him later for the great service him and his staff provided. If you don't go out there and utilize the new trends that Real Estate Agents are using to succeed in this Real Estate Business-Ex:Social Media,Blogging,Video Blogging,Video e-mail( Ex:Eyejot) etc, then your business will start dying slowly without you even knowing it. Its like the conversation I have with my friend who is a real estate agent at another company.

I have been telling him to get on Active Rain and blog for the longest time. One of this real estate agent's reason for not blogging is because it use to be free now you have to pay. Also this real estate agent is one of those agents that thinks spending hours in front of a computer monitor is just a waste of time. Don't you spend time in front of a computer when you are searching for houses for your clients,typing up an offer,your listing or searching online which a lot of us do. Then why don't you do the same thing with blogging. Besides it is going to get you some business if you write great content,post pictures and use certain keywords.

How can you say something doesn't work when you have yet to try it? Besides you can use your blogs as an advantage when you go on listing presentation. Real Estate Agents with a strong internet presence is more than likely to be hired for the job than a real estate agent who can't not be found no where on the Internet. Now when I go on listing presentation or even when I give out my business cards,I am going to start telling people to Google "Lanre Folayan",or certain neighborhoods that I have written blogs on if I am passing out flyers or business cards in that area such as "Tantallon on the Potomac Fort Washington MD Homes for sale,Oxon Hill Single Family Homes for sale,Deanwood DC Homes for sale,Petworth DC Homes for sale-I am sure you get what I am trying to say.

The more you write blogs on certain long tail keywords(I am still learning myself) with great content on a consistent basis,the better you have a chance on coming up first page on Google. I don't always know what to write about. If you don't have a clue,what to write about,read many of the great blogs written here to give you an idea of what to blog about.You never know what you can do unless you try.

      Why do I blog? Here is one good reason why.

     Many non-believers of Active Rain still ask me why do I blog? People think blogging especially on Active Rain is a waste of time of time. Why will I want to blog on Active Rain when I can be out prospecting trying to generate some Real Estate Business instead of staring in front of a computer all day. Its true.

    But (I got to stick my big ol butt in this one)HOWEVER has it dawned on you that doing Real Estate in 2010 is totally different than how things were done prior to the Internet and Social Media. Blogging online is the new Prospecting Web 2.0. Besides how do you think those heartless ruthless no good bastards called Lead Generation companies get the leads that they have sold or try to sell to you or me? (Okay! It is not all of you guys-JUST 95% OF YOU-IT'S TRUE. YES IT'S TRUE).

    We all know that now 90% of potential home buyers start their home buying search online. So if you do not have a presence ONLINE,your line of communication with home buyers and sellers is OFF. So you want to know why I blog? Here is one good reason why.

  • I'd rather be No.one and be found by someone than be found by No one-Blogging can get you found by a potential home buyers and sellers very quick. Especially now that people are on the Internet and Social Media around 32.7% of the time a day,you can't afford not to be on the Internet. If potential home buyers and sellers type in long tail keywords in search engines such as Tantallon on the potomac Fort Washington MD Homes for sale , ,Single Family Oxon Hill Md Homes for sale  and P.G County MD Homes for sale,since I came up first page on Google and other major search engines,I have a better chance of being the chosen one picked over a Real Estate Professional who only does not blog and have a Internet presence,but doesn't blog at all.

 

Having a strong Internet presence can show potential home buyers and sellers that you are very familiar and knowledgeable of the local community or neighborhood where they plan on buying their next house or sell their current home. And don't forget about Generation Y either. Another good reason why you should be online.

So why do I blog? I just gave you a good reason. Now why are you still standing there. Get blogging right now. Why are you trying to make things complicated? It's so easy. Gees.

10 Worst First-Time Homebuyer Mistakes

 

A must read for all first time homebuyers. Read this so that you will avoid these mistakes.

Are you gearing up to buy your first place? Shopping for a home is exciting, exhausting and a little bit scary. In the end, your aim is to end up with a home you love at a price you can afford. Sounds simple enough, right? Unfortunately, many people make mistakes the prevent them from achieving this simple dream. Arm yourself with these tips to get the most out of your purchase and avoid making 10 of the most costly mistakes that could put a hold on that sold sign.

1. Not Knowing What You Can Afford As we've all learned from the subprime mortgage mess, what the bank says you can afford and what you know you can afford or are comfortable with paying are not necessarily the same. If you don't already have a budget, make a list of all your monthly expenses (excluding rent), including vehicle costs, student loan payments, credit card payments, groceries, health insurance, retirement savings and so on. Don't forget major expenses that only occur once a year, like any insurance premiums you pay annually or annual vacations. Subtract this total from your take-home pay and you'll know how much you can spend on your new home each month. If you end up looking at homes that are outside your price range, you'll end up lusting after something you can't afford, which can put you in the dangerous position of trying to stretch beyond your means financially or cause you to feel unsatisfied with what you actually can afford. You may even learn that you can't afford the type or size of home that you desire and that you need to work on reducing your monthly expenses and/or increasing your income before you even start looking.

2. Skipping Mortgage Qualification What you think you can afford and what the bank is willing to lend you may not match up, especially if you have poor credit or unstable income, so make sure to get pre-approved for a loan before placing an offer on a home. If you don't, you'll be wasting the seller's time, the seller's agent's time, and your agent's time if you sign a contract and then discover later that the bank won't lend you what you need, or that it's only willing to give you a mortgage that you find unacceptable. Be aware that even if you have been pre-approved for a mortgage, your loan can fall through at the last minute if you do something to alter your credit score, like finance a car purchase. If you cause the deal to fall through, you may have to forfeit the several thousand dollars that you put up when you went under contract.

3. Failing to Consider Additional Expenses Once you're a homeowner, you'll have additional expenses on top of your monthly payment. Unlike when you were a renter, you'll be responsible for paying property taxes, insuring your home against disasters and making any repairs the house needs (which will occasionally include expensive items like a new roof or a new furnace). If you're interested in purchasing a condo, you'll have to pay maintenance costs monthly regardless of whether anything needs fixing because you'll be part of a homeowner's association, which collects a couple hundred dollars a month from the owners of each unit in the building in the form of condominium fees.

4. Being Too Picky Go ahead and put everything you can think of on your new home wish list, but don't be so inflexible that you end up continuing to rent for significantly longer than you really want to. First-time homebuyers often have to compromise on something because their funds are limited. You may have to live on a busy street, accept outdated decor, make some repairs to the home, or forgo that extra bedroom. Of course, you can always choose to continue renting until you can afford everything on your list - you'll just have to decide how important it is for you to become a homeowner now rather than in a couple of years.

5. Lacking Vision Even if you can't afford to replace the hideous wallpaper in the bathroom now, it might be worth it to live with the ugliness for a while in exchange for getting into a house you can afford. If the home otherwise meets your needs in terms of the big things that are difficult to change, such as location and size, don't let physical imperfections turn you away. Besides, doing home upgrades yourself, even when you have to hire a contractor, is often cheaper than paying the increased home value to a seller who has already done the work for you.

6. Being Swept Away Minor upgrades and cosmetic fixes are inexpensive tricks are a seller's dream for playing on your emotions and eliciting a much higher price tag. Sellers may pay $2,000 for minimal upgrades or staging that you'll end up paying $40,000 for. If you're on a budget, look for homes whose full potential has yet to be realized. Also, first-time homebuyers should always look for a house they can add value to, as this ensures a bump in equity to help you up the property ladder.

7. Compromising on the Important Things Don't get a two-bedroom home when you know you're planning to have kids and will want three bedrooms. By the same token, don't buy a condo just because it's cheaper when one of the main reasons you're over apartment life is because you hate sharing walls with neighbors. It's true that you'll probably have to make some compromises to be able to afford your first home, but don't make a compromise that will be a major strain.

8. Neglecting to Inspect It's tempting to think that you're a homeowner the moment you go into escrow, but not so fast - before you close on the sale, you need to know what kind of shape the house is in. You don't want to get stuck with a money pit or with the headache of performing a lot of unexpected repairs. Keeping your feelings in check until you have a full picture of the house's physical condition and the soundness of your potential investment will help you avoid making a serious financial mistake.

9. Not Choosing to Hire an Agent or Using the Seller's Agent Once you're seriously shopping for a home, don't walk into an open house without having an agent (or at least being prepared to throw out a name of someone you're supposedly working with). Agents are held to the ethical rule that they must act in both the seller and the buyer parties' best interests, but you can see how that might not work in your best interest if you start dealing with a seller's agent before contacting one of your own.

10. Not Thinking About the Future It's impossible to perfectly predict the future of your chosen neighborhood, but paying attention to the information that is available to you now can help you avoid unpleasant surprises down the road. Some questions you should ask about your prospective property include:

* What kind of development plans are in the works for your neighborhood in the future?

* Is your street likely to become a major street or a popular rush-hour shortcut?

* Will a highway be built in your backyard in five years?

* What are the zoning laws in your area?

* If there is a lot of undeveloped land? What is likely to get built there?

* Have home values in the neighborhood been declining?

If you're happy with the answers to these questions, then your house's location can keep its rose-colored luster. Buying a first home can seem stressful and overwhelming, and it isn't without its share of potential pitfalls. If you're aware of those issues ahead of time, you can protect yourself from costly mistakes and shop with confidence. For many people, a home is the largest purchase they will ever make, but it need not be the most difficult.

This market has certainly given buyers the upper hand when it comes to negotiating a contract with owners of re-sale houses or with builders of residential houses.  As a buyer's agent, the negotiating strategy may end up being different depending on if you are looking at re-sale homes or at new built homes or even a bit more different when looking at to be built homes.

Seller Mindset for Re-sale vs. New Construction

The owners of a re-sale will definitely consider the amount of equity that they have in their home.  The amount of equity is an important factor to determine the purchase price that the owners can afford to accept.  The sellers may also need to clear a certain amount of money so that they will be able to purchase their next property.

For a new construction builder, the sales price will need to equal the material & land cost, marketing cost (usually 5-6%), overhead, plus any builder profit.  A typical profit for a builder is around 8%.  In this market, builders are not producing the huge profits that most buyers think they are making.  If all of the builder's costs are set, the only room they will have to negotiate is off of their profit margin.  I have heard a few builder representatives in and around Charlotte mention that they are doing "market deals"...I take this to mean that they are willing to accept a lower percentage in profit to sell the property. 

Negotiating Strategy when Dealing with To Be Built vs. Inventory Homes

If you are looking at To Be Built Homes, know that the builder may not negotiate as much off of the price.  The price that they have offered to you will already be adjusted to fit what is comparable in today's real estate market.  In this scenario you will have better luck focusing on the incentive money that the builders are offering.  The builders will put a markup on the upgrades and options that they offer to the buyers with incentive money.  If the builder gives you more incentive money, this will not affect his bottom line as much as a price reduction.  Plus the higher price will help to keep the values in the neighborhood higher.

If you are looking at Builder Inventory Homes, then you should have more luck getting the builder to accept a lower offer.  Builders have a set overhead cost (the amount that it cost them to hold the property on the market) and if the property has been sitting for a while they may have run through the amount they set aside for carrying the house.  Every day that the house is on the market is eating into their profit so they may accept a low offer.  Putting in a low ball offer may not be your best move.  Instead you may want to ask the builder to come back and customize your house, or add a deck/screened porch, or to do extra landscaping.  The builder will want to work with you on this because it will help to keep the values in the neighborhood up and in the long run will help both you as buyer and the builder.
