Help with a Prince George's County MD Home buying Seminar coming up! What should I pass out to potential home buyers?

Sometime in June,there is going to be a Prince George's County MD Home buying seminar. Our company EXIT Advance Realty has a booth and I am one of the real estate agents who has a slot at the seminar. But my problem is that I have never done one of these home buying seminar before and I don't know what I should pass out. So I really need your help. What should I pass out to potential home buyers when they visit our booth?

I want to pass out something that we make me stand out and make them remember me so when they do decide to make that decision of buying a house,they will remember me for what they received from me. Should I pass out a bag with items in it such as a pen with my name and business contact information,magnetic business cards,notebooks with my name and business contact,jumbo color postcards,information on "Why they should buy now?". I am not sure what I am going to do.

And if you know any companies or anyone company here on Active Rain that can help me with this I would really,really appreciate it. This Prince George's County MD Home buying Seminar is going to be June but I definitely need to be ready before then. June will be here before you know it. Thank you all in advance.

Have you heard of Loqize me? Found out this one by Nishika Jones-Broker of Urban Living Realty

Have you heard of loqize me? Found out this one by Nishika Jones-Baltimore MD Broker with Urban Living Realty on her Twitter profile who I am now following. (I guess it is a good thing to follow people on Twitter). Anyway I found out about this new website Loqize.me.

So what is Loqize.me? All I know about loqize.me is a Q&A site for places. You can also get advice from locals and friends about any place in the world. Loqize.me was developed by two engineers in Switzerland,hacked together the first iteration of the product,raised some seed money and incorporated the company.

Their headquarters is right next to the beautiful lake of Zurich. And there is supposed to be a office opening up soon in the Big Apple (NYC) soon.  Can this be the next Localism,Google,Facebook,Yelp or Twitter? Stay tuned. Thanks again to Nishika Jones for sharing this on her Twitter page.

How to Add Your Blog to MapQuestLocal.com and drive traffic to your blogs FOR FREE 

Mapquest.com is a website that we all of us know use to get driving directions to our favorite local restaurants,church,schools,shops,stores,gas stations,movie theaters etc-(I feel a Localism blog coming on-LOL). 

I'll rather be at a Local Silver Spring Md Movie Theater watching a good movie right about now. But instead I decided that I am going to finally write this blog for the 195,991 members on this site.

Since people use mapquest.com to find directions to their favorite local places. Wouldn't you want them to do the same trying to use mapquestlocal.com to find their favorite local real estate agent-YOU on your local real estate blog? OF COURSE. Who doesn't. And imagine that kind of traffic that we will get if we write about our local real estate market reports or blogs on our favorite local places? ONLINE TRAFFIC JAM.

Anyway With Mapquest collector, you can now add your blog feed to MapQuest Local so that it will appear in the list of blogs for your location. Here it goes:
  1. Go to http://local.mapquest.com/ and scroll down the the Blogs section.

  2. Click Add Your Blog.
    The MapQuest Content Collector page appears.
  3. If your blog is not yet GeoTagged, click GeoTagging Your Content for instructions on how to GeoTag in your specific blogging tool.
  4. Click Manage My Content on the left side of the page.


  5. Click the My Blogs tab.


  6. Click Add a Blog.


  7. Copy and paste your blog URL into the Blog URL field.


  8. Click Find My RSS Feed URL
  9. Select the Related Categories for your blog.
  10. Click Update Preview to see a preview of how your blog will appear on MapQuest Local.
  11. Click Publish Blog.
UPDATE: I have e-mailed the people at Mapquest.com. So hopefully they will respond. I am having the same problems too as far as trying to log in. Hope everything works out.

Freebie of the Day-Screenr.com. www.Screenr.com is a free tool that I stumbled across on the Internet while I was watching a webinar by those two dudes-Josh Schoenly & Ryan Hartman webinar on how to get leads with Craiglist. Anyway I am going to be concise and to the point. www.screenr.com is a web-based recorder that you can record on your PC or MAC. You don't have to download anything which is great. It gives us real estate agents more space on our computer to use for other things if you know what I mean.

Anyway check out how this PG County MD Real Estate Agent used it in this one minute video on the $7500 home buyer grants for home buyers who are looking to buy PG County MD Homes for sale.

How to Find Public Records

Find Public Records for homes in PG County MD,Charles County MD and St.Mary's County and Washington DC.

Ever wonder how underwriters find out all the details about a buyer or a property?  One of the greatest resources for an underwriter is the Public Records Online Directory.  This web site is a portal to all the official Assessor's, Recorder's, and Treasurer's web sites.   Here are just a few of the things that can be found by using this site:

  • assessed value
  • taxes
  • current owners' name and address
  • sales history
  • deed recording dates
  • zoning information
  • property type (end the confusion about whether a property is a condo or a townhouse)

When the web page opens, just click on the state, then the county, and then the link to the Assessor, Recorder, or Treasurer.  If the link says "Go to Data Online" that means you will be able to access the information yourself.  If the link says "Website Only" or "No Information Online", then you won't be able to get the information yourself, but you can call the phone number listed next to the link to get what you need.   

We use this web site for every loan we originate, just so we'll know exactly what the underwriter is going to see when they start their research.  It's much better to head off problems early in the game than to have a deal fall apart at the last minute.

     Many non-believers of Active Rain still ask me why do I blog? People think blogging especially on Active Rain is a waste of time of time. Why will I want to blog on Active Rain when I can be out prospecting trying to generate some Real Estate Business instead of staring in front of a computer all day. Its true.

    But (I got to stick my big ol butt in this one)HOWEVER has it dawned on you that doing Real Estate in 2010 is totally different than how things were done prior to the Internet and Social Media. Blogging online is the new Prospecting Web 2.0. Besides how do you think those heartless ruthless no good bastards called Lead Generation companies get the leads that they have sold or try to sell to you or me? (Okay! It is not all of you guys-JUST 95% OF YOU-IT'S TRUE. YES IT'S TRUE).

    We all know that now 90% of potential home buyers start their home buying search online. So if you do not have a presence ONLINE,your line of communication with home buyers and sellers is OFF. So you want to know why I blog? Here is one good reason why.

  • I'd rather be No.one and be found by someone than be found by No one-Blogging can get you found by a potential home buyers and sellers very quick. Especially now that people are on the Internet and Social Media around 32.7% of the time a day,you can't afford not to be on the Internet. If potential home buyers and sellers type in long tail keywords in search engines such as Tantallon on the potomac Fort Washington MD Homes for sale , ,Single Family Oxon Hill Md Homes for sale  and P.G County MD Homes for sale,since I came up first page on Google and other major search engines,I have a better chance of being the chosen one picked over a Real Estate Professional who only does not blog and have a Internet presence,but doesn't blog at all.

 

Having a strong Internet presence can show potential home buyers and sellers that you are very familiar and knowledgeable of the local community or neighborhood where they plan on buying their next house or sell their current home. And don't forget about Generation Y either. Another good reason why you should be online.

So why do I blog? I just gave you a good reason. Now why are you still standing there. Get blogging right now. Why are you trying to make things complicated? It's so easy. Gees.

You've selected a REALTOR®  to become the listing agent in the sale of your home. Here are 10 Things that will help get it SOLD!

 

1. Be honest and upfront with your expectations.Dear Seller: Let Your REALTOR® Get It SOLD!

2. Listen to the agent. When it is necessary to lower the price in order to get people through the door, then do it. The agent should have documentation showing current value. Price point is key and has to be inline with the market to peak the interest of buyers.

3. Keep your house clean and ready to show at all times. If you have animals, keep them in kennels or in an enclosed area for the buyer's safety as well as theirs, not everyone is an animal lover. Clean out litter boxes well beforehand.

4. Do not talk real estate with other agents. Direct them to contact your REALTOR® with questions or concerns, showings and feedback. It is unethical for agents to discuss your house with you while you are under contract.

Dear Seller: Let Your REALTOR® Get It SOLD!5. When the home is being shown, please leave. Most people do not want to know why you think they should buy your house. They will surely find out if they are interested on their own.

6. Maintain a good attitude. If someone asks how the Open House went last weekend, be positive about the results even if only 2 people walked through the door. One of the two could be a potential buyer.

7. Do not speak ill of your agent. If your REALTOR® isn't doing their job, speak directly to the person, not to your neighbors, the hairdresser or other agents. It will eventually get back to them in one form or another!

8. When you receive an offer, avoid completely shutting down the process by saying NO! Talk it over with your REALTOR® and begin the negotiation process. Once you have passed that window of opportunity, you may be in for another price reduction.

9. Be realistic about timelines in order to sell your home. Your agent should be able to show you how many days on market are typical for your home regarding price, size and location.

10. Once your home is under contract, do not attempt to renegotiate the commission. Your agent worked hard, spent time and money to get it SOLD! A signed contract is legal and binding.

Thank you to everyone who wished me a Happy Birthday on January 29th.

     This is a short video that I did yesterday while I was in my car. I was smiling while I was talking because I was happy I guess that sooo many people wished me a Happy Birthday. And why I sound different than the way I normally talk-Technology? Maybe. Bad enough that I don't like to be in front of cameras. But sometimes you have to do what you have to do. And I am practicing my video making so when its time to do my first independent or big budget movie for a major movie studio,I will be ready.

      And of course I am going to reach out to either Jennifer Fivelsdal -check out this one by her Speechless Sunday - Locust Grove Another Hudson Valley Historic Site and Mary Douglas-check out this one by her Speechless Sunday; Don't Buck the System. as one of my Director of Photography. Of course they are many more Active Rain Superstars like Jennifer and Mary who take such great pictures for their blogs. But They are two that I know for a fact take very,very good pictures for their blogs-If only I was as half good as them.
