PG County MD first time homebuyers program keyword search by an open house vistor brought her to my Active Rain blog. Yesterday I got a call from a lady. She said that she found my blog. I asked her which blog. She was talking about the Prince George's County "My Home Program" for PG County first time home buyers. 

To be honest with you,I was smiling when she said she read my blog. I immediately knew she was talking about Active Rain since this is the only place I post my blogs. We started for about ten minutes. I remembered her because she came with her baby and a guy. She told me that she was working with another EXIT Real Estate Agent from another office. I also remembered running into her again at a library about a month later. So for her to call me yesterday,it shocked me.

She said that she really wants to really buy a house right now. However she told me that two things need to come off her credit report. She wants to use the basement for a daycare because she has been thinking of opening up a daycare for a long time. She said she found me because typed in the search engine the keyword "PG County MD First time home buyers program"which led her to my Active Rain blog. Told her that I will keep in touch with her and send her information on more about the program for PG County MD First time home buyers.

EXIT Advance Realty Meet and Greet Networking Event-THE AFTER PARTY VIDEO at 8500 Westphalia Rd Upper Marlboro MD 20772. It was very nice. Didn't get to speak to my boy AKIL WALKER-Sorry Akil. Me along with my Broker was talking to a broker who I invited. Anyway what made me record this video was when I saw my Broker Thurman Battle started dancing. That shocked me. He is the old man in the gray suit.

And Mr.Calvin Crawl was having a good time too. He is the old young man in the black sweater and gray slacks. And he just turned 70 this week. Pray that I can dance like that (Or move for that matter) like him when I am 70. I am exactly half his age. Glad I had my camera phone on me. Anyway I hope you enjoy this video of my broker in the gray suit dancing.

I need a very good video camera. Any recommendations? I want to start doing video e-mails,video blogs,video tours of certain local business and subdivisions in Maryland such as Prince George's County,St.Mary's County,Charles County and also DC.

I brought the Flip Camera which I really liked. My only problem with it was that it only records video.  I need something that will record video and take pictures.

I have started doing my research here of course by reading some blogs by many Active Rain members who are probably in my same situation. So what else should I be looking for in a video camera besides Wide Angle Lens,Good Resolutions,Zoom etc?

If anyone has any suggestions on which type of camera records video and take pictures that I should buy please let me know. I would really appreciate it. Jeff Turner,Debi Boucher,Jennifer Fivelsdal and Mary Douglas please respond-LOL.

PG County MD 4th of July Weekend activities and events-Food,Folks,Fun,Family,Friends and Fireworks.

     Happy 4th of July everyone. 4th of July is also known as Independence Day-the birthday of the United States. Many activities and events will occur today. Some people probably started celebrating as early as friday. Many talks are going to include topics such as Politics,Government,Religion,Real Estate,Economy,Schools and Health Care just to name a few. Some comments made from topics in the discussion are going to be touchy,sensitive and might rub people in the wrong way. But always remember that everybody is entitled to their own opinions. 

      Just because someone's opinion is different from yours doesn't necessarily mean that they are wrong. We all view things from a different perspective. You might not agree with it but at least try to see where they are coming from before you are quick to misjudge someone. Respect everyone's opinion. Try to avoid any conversations that would strike a nerve with some that could possibly lead to some kind of conflict. We all are going through something already so we don't need anyone or anything that will add to problems or cause more problems that we already have.

      While 4th of July is the anniversary of the day on which the Declaration of Independence was adopted by the Continental Congress-July 4th 1776. 4th of July should be a day where someone is at the barbeque grill cooking some steaks,hamburgers,hot dogs,chicken and steak while people are enjoying listening to good music (Whatever that is now-LOL),playing games and reminscing and talking about the good old times.  4th of July should be Food,Folks,Fun,Family,Friends and Fireworks.

      PG County MD Homes for sale deal killer-Mold. This blog was inspired by a blog written by Steve Loynd's blog The radon gas - deal killer.

      I have been working with a buyer for the past two months now. I have shown this couple over 40 houses-Feel my pain. Now that might not be a lot to some real estate agents but to me,that is a lot. About 35 of them had mold in it. You know mold-type of fungus that grows on plants and fibers and is most often associated with damp, musty locations such as bathrooms, basements and attics. ... Me I call Mold -"the deal killer in P.G County MD houses for sale". And if you are a Real Estate Agent who works in P.G County Maryland,you already know that a lot of P.G County MD homes for sale have mold in them.

     Banks who are already taking a loss selling a house below market value are not willing to make no repairs to these houses. That's why first time home buyers really need to know upfront by their real estate professionals during the home buyer consultation that foreclosured homes are being sold "as-is" and banks are not willing to make no repairs to them-NONE. Most of my first time PG County MD home buyers don't have money to pay for mold remediation (which will cost you thousands of dollars depending on how much the mold has spreaded all over the place) in their already tight spending budget.

     So how can banks help home buyers overcome the issue of mold?      Most first-time home buyers want to buy a move in ready house,not a mold in it already house. Mold is a deal killer in PG County MD Homes for sale and until there is a way to solve this problem,deals will continue to fall apart.

      And another thing. Why is it that a lot and I mean a lot of houses for sale in PG County MD have mold in them?
