Home Inspection killed the deal on Upper Marlboro,MD house for sale-Was it because yesterday was Friday the 13th? Maybe. But I don't believe in the whole friday the 13th thing. So what is Friday the 13th some of you probably ask? According to Wikipedia Friday the 13th occurs when the thirteenth day of a month falls on Friday, which superstition holds to be a day of good or bad luck.

Anyway I have been working with a client of mine for about a month and a half now. I have shown them around 32 houses. All of the houses that I have shown them are Prince George's County Maryland Houses for sale. We have submitted two offers prior to this one. On one offer we got out bid and another offer we submitted just wasn't accepted. After they told me that they were going to submit full price on the house which they really liked,I was very happy. (You would too if you were in my shoes). Anyway,I was communicating back and forth with the listing agent via e-mail-ONLY FORM OF COMMUNICATION I USED WITH THE LISTING AGENT THROUGH THE WHOLE PROCESS. This is 2009 now right? (I am not going to get into that).

Anyway after our offer was accepted,(Praise God Hallejulah Thank you Jesus)we decided that we should now do a home inspection. Just a friendly reminder to potential home buyers reading this,"If you are buying a house,you should always get a home inspection". Even if the house is brand spanking new,"Get a home inspection-PLEASE". It is one of the best investment you will make during the home buying process that can end up saving you thousands of dollars and aches and pain down the line after you purchase the house. Back to my story. To cut a long story short,after home inspector Paul Goins of STF Home Inspections 410-535-9020 (my clients chose him)finished doing his home inspection(Who by the way did a very good home inspection),his home inspection report revealed things that an ordinary person would not have saw.Ā 

And of course my clients decided that they definitely do not want to buy the house because they just didn't want to spend more money than they intend on spending. But I wouldn't be a good real estate professional if I told my clients to buy a house that they definitely don't feel like buying just because of a commission check-It ain't worth it. My reputation means a lot to me. I am definitely staying positive even working with my client has made me weary. It's going to be a challenge to find my client who are first time home buyers a house that doesn't have any problems in a Real Estate Market where most of the houses for sale seems to have a problem. But I am up for it. Wish me luck. Better yet pray for me-I am going to need it. LOL.

I feel your pain! My Friday the 13th landed me a 4 hour settlement because the seller was out of oil and the heat couldn't be tested........

Good luck on the next one. Hope they can keep an open mind on needed repairs. Every house has them. And deferred maintenance is something the will find on any home they look at..

Dang! Sorry to hear that your deal fell thru, Lanre. I've had the same thing happen and I've had a deal fall thru the week before closing. Fat Lady, sing for us!!!

It is amazing what the deal killers are these days and they seem to blind side us no matter how much work we put into being on top of the transaction.
