Your home looks nice. But some light painting and some de-cluttering will make the house more spacious. Home buyers love to see houses that have a lt of space. They can't imagine how they will want to set up the house.

We need to bring in a professional home stager before we put this house on the market. A professional home stager will bring out the appeal of the house and make the house buyer ready.

If we price this house right along with a great marketing strategy,we should attract the best qualified buyer who will buy this house. 

As a real estate professional,I will use the Exit 84 point marketing strategy to sell your home. I know this neighborhood very well.

I charge 6% commission fee. A lot of real estate professional will not show your house if it is under 6% commission fee because it will be cutting into their commission. Pricing it 6% will improve the chances of getting many showings and finding not just the right buyer but the most qualified best buyer.

We need to do a CMA on your home. CMA is a comparative market analysis. CMA is not an appraisal. It is a opinion of value. I will compile data from comparables properties that are for sale,sold and expired to come up with the best list price for your property.

Lanre I have to agree with you. We need to be tactful when telling the homeowners what they need to know. After all I have a rule of thumb - I rather turn them down now and NOT let them down later.

Lanre - It is very important that as agents we don't sugar coat things just to get the listing, we need to tell the sellers what actions are necessary to get the property sold.  I agree doing so tactfully is as important.

This is so true, Lanre.  I think sellers want testimonials, not candid feedback, regardless of what they say the want.  You've hit the nail on the head, with this!

Hi Lanre, you are on the right track in being honest with your client in regards to what needs to be done to get interested, qualified buyers through their homes. I love the heartfelt sentiment above- I rather turn them down now than let them down later. You will be known as a Realtor that has the best interests of his clients top of mind and is interested in seeing them reach their goals to move on with their life.

Lanre, good points and so very true.  This is why hiring a tactful professional stager takes the burden off of RE agents shoulders to tell it like it is with sellers.  NO ONE likes to hear that they have work ahead of them in order to sell their house but we simply MUST do it and we have no commission and listing agreement at stake if they don't like what they hear.
