How are you getting Listings in this Real Estate Market?

How are you getting Listings in this Real Estate Market? Well as we all know there are not a lot of listings currently on the market in many areas for many home buyers who are looking to buy a house for sale. Now that April is here,the Real Estate Market is bound to heat up in more areas. Many real estate agents have been saying all year that they have been super busy since January of this year. But what do you do if your Real Estate Market is not super hot as many real estate markets in many areas? How do you service your buyers needs by helping them buy a house for sale when there is not a lot of houses for sale for your clients to choose from?

 

 

What out of the box ideas are you using to generate real estate listings in this very competitive Real Estate Market devoid of real estate listings? I have some home buyers who are looking to buy,just can't seem to find any houses for them. If only many home owners will open their eyes and see that this real estate market (at least in many areas) now favors them. What they can get for their house in 2014 is totally different than the prices they were begging people to buy their house at say 2007-08. Is this many home owners way of punishing many ready,willing and able home buyers as well as us hard-working real estate agents. 

 

 

Even with many of us real estate agents writing blogs stating that the real estate market is better now than it was before. Or many of us real estate agents cold calling many home owners with expired listings,withdrawns and even FSBO's. Or warm calling our past home buyer clients who are now home owners that the SHIFT in the Real Estate Market has tipped into the Seller's favor,many of them are not even budging. Heck even many real estate agents are now door knocking trying to get listings-Real Estate Agents door knocking. Real Estate Agents door knocking in 2014 is just not normal for many real estate agents when many real estate agents lion share of real estate business comes from online marketing. We live in a time where Social Media has occupied our time since pretty much everybody is there now. Matter of fact some of you might read this blog from one of your Social Media sites-LOL.

Lanre, our market in Arizona seems to be opposite your market. We have tons of new listings with hardly any buyers. It has actually changed from a sellers market in the summer to a buyers market now. Our market is actually saturated with listings, and everyone is struggling to find buyers. Sorry I don't have an answer for you.

Wow- I don't like that Arizona is tanking! What starts out west frequently ends up here! UGH! - I am taking a page from Ben Kinney and going back to basics and calling past clients and SOI- he is calling everyone once a month- 33 touch on steroids - thought I would give that a try - online is not working like it was -

Right now we have a shortage of listings in my market. Although I have noticed the days on market starting to creep up.

Back in January we were averaging 78 days on market. Based on last week's stats, we are around 102 days. I smell something brewing...

Back to the post...When a listing closes, I door knock all around the home. This has netted a couple of extra listings this year.

Hi Lanre, We have been busy in our office, but we market subdivisions with newsletters, as well as our website, which gives the clients an opportunity to search homes on the MLS, through our site, instead of having to use all of the other sites out there that are mostly outdated.

Lanre, I don't think the Sellers are trying to punish anyone, I think they just have not put their homes on the market yet because the winter was so bad.  They didn't want their carpets trashed by wet snow clad shoes.
