Things to do in Washington DC: If you price it right,it will sell

If you price it right,it will sell

Craigslist as we all know is a website where you can find just about anything to buy since every day somebody is trying to sell something on the website that you or somebody else might be interested in buying.

So this past friday I put an ad on Craigslist. Within like thirty minutes, people were calling me-Unbelievable. Yesterday I had like 12 calls and two e-mails off of my ad alone. (I even got a call after I had just sold the car) I was so swamped with calls that I didn't start returning calls until the end of the day. So I finally returned one of the guys call and he told me that he is very interested in my car. He sounded a little irritated. I guess so since I didn't call him back like I said I was. But I found out today that it was because he had some bad experiences with some sellers who lied in their ads. (Tell the truth and the truth shall set you free)

But to cut a long story short, the guy told me that he will come tomorrow morning at 9am. I met the guy around 8:55am -so he was definitely came before time which showed how serious he was. After he test drive the car,he gave me offer and I decided that I will sell the car to him at that price.

I guess one of the reasons why I got a lot of calls on my car was because I was selling the car for probably way less under market value than what anyone else would've probably sold their car for. And the buyer was a mechanic who is into Toyota Camry cars so I was a lucky too. Hopefully since I was able to sell him my car for under market value,he can refer my services to other people he knows who are talking about buying or selling a house.

This is a another reason why you should always price your listing at market value or below market value if you want it to sell quickly. Because when you price it right,it will sell.

Craigs list is a great tool for houses also. I have had some luck with putting some if my listings in the real estate section!

Glad to know that Craig's List worked so well for you!  I haven't really done anything with Craig's list and I hear pros and cons.

I do agree that pricing is important!  Who wants their listings sitting overpriced for months.  I showed a home on Friday to a prospective homebuyer, I was amazed to find out that the home I showed them was just reduced and had been sitting on the market for 554 days!

Hello Lanre my friend !!

I absolutely love this post !

It's straight to the point, but is a great analogy to relate to our real estate market.

I ALWAYS try to get my sellers to - in this market - be a half step under the market value, and inevitably it generates interest out of the gates.

Great post !

Cheers !

Lanre- Great post. Craigslist is a pretty amazing phenomenon and I your story is a good one to illustrate the power of good pricing. Nice job!

Hi Lanre, Craigslist has really grown over the past year or so. Initially, agents didn't view Craigslist as a good place to put listings but it really does give you some good exposure and people are catching on. Price is key too.

Great post. I would buy another Camry as my first one ran 200K miles like a champ before I sold it! Also the good will/karma from a fair price is a good thing. I bet he will send you referrals too! Good luck!

Lanre, I love craigslist. I've sold items, bought furniture and I always place my listings there. I get several calls on them. Great  that you sold your car so quickly!

Yes, it works, but do not do any BLIND ADs.  Make sure your Broker's Name is still in all Craig's List Ads and that people know you are a Realtor !  FAR is cracking down on those not playing by the rules and check Craig's List frequently.  Just want to make sure that your ad follows advertising guidelines so you don't get fined.

Lanre,
Good for you, I've never had any luck with Craig's list....maybe it's the difference in location???

Hi Lanre! Congrats on selling your car!! And you priced it well -very good idea:-)! I have had pretty good luck with listings on craigs....my last buyer came from craigs, and called only 4 hours after I had posted the ad- so I thought that was pretty neat! Great post and again Congratulations!!

A properly home priced slightly under market value has a fantastic chance of selling quickly. Most people will recognize a good value.

I agree . Pricing it right is important. I had a listing once where the newspaper made a mistake and omitted the last 0 from the price. Can you believe home many calls I received .They had 30,000 instead of 300,000.
