Nightline is a news magazine show on ABC that I try to watch whenever I am up or not doing anything. Yesterday Active Rain's Valparaiso Indiana Real Estate Agents Jeff and Grace Safin of F.C Tucker Company in Valparaiso,Indiana were on the show.
On the show they shared a technique called "reverse offer",a move that helped them sell 50% of their homes they tried the method with in 2008. So what is a reverse offer? Here how it works.
Once a home has a second showing,the couple gathers as much feedback as possible from the buyer's agent and works with their client to come up with an offer to present to the buyer. Anything could potentially be on the table such as price,closing cost assistance,home warranty,moving time frame and appliances. It depends on what it might take to get the buyer. Reverse offer gives the home buyer the ball in their court.
In this real estate market,you have to be very creative in order to succeed and stand out from the fierce competition. Hopefully this technique will help realtors sell more of their houses and help stimulate the housing market.

While I've never been on the seller's side of a reverse offer, I've had one made to buyers I was working with. I thought the idea was quite ingenious! Ultimately, the reverse offer was not accepted by my buyers, but its a forward-thinking innovative technique.
I was originally drawn to read your post because of the title. I live in West Virginia now, but grew up in Valparaiso! The Safin Team makes this Hooser-Mountaineer proud!
Lanre, I have never heard the term "reverse offer" but have actually been on both sides. From the listing side, it could be a great way to get a buyer off the fence and make a commitment. If nothing else, at least you will know where you'll know where you stand with them. I actually had some buyers who like a particular home but were real hesitant to write, so I suggested to the listing agent that her clients "make us an offer". It got my buyers engaged and they ended up buying the home. Thanks for the post. I'm actually making it back to DC next month, hope the weather is nice.

Jeff and Grace- Thank you for introducing this technique. I have never heard of it before. But reverse offer should help more real estate agents sell their listings and like you both said hopefully stimulate this housing market. I really enjoyed watching the show.
