Even before Google became known for its "Google Juice", When I think of the word Juice,I think of the last scene of the Cult Classic movie Juice with the late Tupac Shakur and Omar Epps. At the end of the movie after tupac falls off the roof and Q walks away,someone in the crowd says to him "you got the juice now man. What he is saying to Q played by Omar Epps of the TV Show "House" is "You got the power now".

Home buyers you have the power to do a lot of things. As a home buyer here are some of the things that you are capable of doing when you buy a home:

Create jobs for people in other professions such as painters,contractors,cleaning companies,surveyor,and more.
Provide income for real estate agents,loan officers,home inspectors,appraisers,title companies,septic system inspectors so that they can provide for their family wants and needs.
Help lower condo association fees in certain subdivisions (Depending on where you brought the condo. Some condo delinquency rate are over 15%). Many PG County MD Condos on sale condo fees are ridiciously high. There are PG Condos for sale at $50,000 or less. But many of the condo fees are over $500.-THAT'S CRAZY! But the more home buyers buy a condo in a certain subdivision with a high delinquency rate,you can bring the condo delinquency rate below 15%-You never know.
Help stablize a community/subdivision/neighborhood. And remaining in one neighborhood will give you a chance to participate in community activities and let you and your family establish lasting friendships. This will make more home buyers want to buy a home in that subdivision.
Help increase sales in home improvements stores such as Home Depot,Lowes,ACE Hardware and other local home improvement stores.

These are some of the things you are capable of doing as a home buyer. So if you are a home buyer looking to buy a house on sale,don't just think about what it will do for you,but also think about what kind of impact you will have on other people's lives as well. FHA Loans will require that you to pay off all of your debt if you owe $1,000 or more before you can qualify for a loan starting July 1,2012. Yes. You are reading this right. Just when you though it couldn't get any tougher for real estate professionals especially ones who have FHA home buyers as clients-IT JUST DID.

Found out about this yesterday when I was reading newspaper that happens to be The Wall Street Journal Sunday. The article was written by Rachel Louise Ensign. Rachel Louise Ensign covers personal finance for the Wall Street Journal. You can also follow her on Twitter at http://twitter.com/#!/RachelEnsignWSJ. In the article that she wrote she said that this includes credit-card and medical debt. However different rules apply to debt from another mortgage.

So how will this affect many FHA home buyers who want to become home owners? Will this affect your real estate business? And if so how will this affect your real estate business? What are you going to do as a real estate professional or even loan officer so ensure this new rule is not going to handcuff your business? How much is my Trinidad DC Home worth?

I will help you answer that question later in this blog. Yesterday was one of those days to do some door knocking or door dropping around Trinidad Washington DC . This is something that I have been doing all year. But this is the first time that I decided to do this in Washington DC. Instead of knocking on doors,I am sticking on my flyers in doors. But if I see someone out either sitting on the porch or walking their dog I will hand them a flyer. First thing people usually ask me is "How is the real estate market?" I answer their question according to their Real Estate Market. Why? Real Estate is Local. Every Market is different. We as Real Estate Professionals always have to educate consumers since they have been poisoned by the Media's lies of the Real Estate Market and self crowned Real Estate Guru's fallacy of the Real Estate Market.

But while out prospecting,I lost my telephone-THAT SUCKS. How do I expect to communicate with people without my telephone that also doubles as my GPS tomorrow? My telephone won't arrive till tomorrow. Anyway now that it is spring,flowers starting to blossom,you can now start to feel the nice cool breeze and love is supposed to be in the air. Sorry-That's supposed to be Summer love right? I am getting ahead of myself here.:-). But this is a great time for DC homeowners. Why is it a great time for Washington DC Homeowners? Washington DC Real Estate Market right now favors Washington DC Homeowners who are looking to sell their house. Washington DC is now a Seller's Market.

The reason I was out there yesterday was because I am specializing in Trinidad DC Neighborhood and I wanted the people in the neighborhood to know what houses have sold for recently.

Someone on my Buy DC Homes for sale website have been looking at a lot of Petworth DC Short Sales and Deanwood Short Sale Listings. Someone I was talking to at ML told me that I should share information with my prospects about it. So since the term "Short Sales" and "Foreclosures" are not term the public is familiar with,I thought I share a blog written by Kathleen V.Woods that will better explain what these terms mean. This blog would be very useful for first time DC home buyers as well as first time home buyers in Maryland Counties such as PG County,Charles County,St.Mary's County,Baltimore County,Howard County,Montgomery County and Baltimore City.

The real estate market in Indianaand the whole country are coming to grips with terms that are relatively old, yet considerably relevant to our current market conditions. I am often asked to explain the difference between sale conditions such as Foreclosure, Short Sale, and other real estate terms.

I have gathered some information for Indy Area Home buyers so the next time you come across phrases that explain the provisions for the sale of a particular home, you might be better informed and less confused:

What is a Short Sale?

A short sale is when a lender agrees to sell a home owner’s property that is in default for less than the loan balance.

Why would a lender consider a short sale? Short sales, in most occasions, are the first step to avoid foreclosure. Although the lender will recover less than the total loan amount in a short sale, the short sale is nonetheless preferred due to the very high costs of foreclosure. A home that is sold in foreclosure will usually cost the lender somewhere between 35-40%. These costs consist of late mortgage payments, attorney fees, court fees, maintenance fees, and selling fees.

What is a Pre-Foreclosure?

Pre-Forclosure is another term for Short Sale.

What is a Foreclosure?

Foreclosure is a process where the home becomes the property of the lender. Whereas in a Short Sale the home owner’s name is still on title of the property, in a foreclosure the lender takes possession of the house and as a result, the homeowner is no longer a party in the sale. When a home owner fails to make the payments on his/her mortgage the lender can begin foreclosure proceedings. The first phase is the receipt of a notice of default (NOD). At this time the home owner can negotiate a Short Sale with the lender. If the home does not sell within the predetermined time frame, the home will then be auctioned at a foreclosure sale.

What is a Trustee Sale?

A trustee sale is a verbal auction where anyone with the highest bid can acquire a property by paying off the remaining balance on a foreclosed loan.

I urge you to be extremely careful at such auctions due to the very stringent terms of trustee sales. When you purchase a home in this manor you could be at risk of various problems that are investigated by realtors and title professionals in normal sales transactions. These problems are serious!!!! Problems such as: Title problems, Superior loan pay offs, IRS liens, and/or structural problems.

What is an REO?

REO is a abbreviation for Real Estate Owned properties. Another name for bank owned properties is REO, an acronym for “real estate owned.”

When a home does not sell at a Trustee Sale (foreclosure sale) the lender takes back the title and all the rights to the property. The reason homes don’t sell in a trustee sale is not necessarily because of physical or structural problems. Rather, it is often because the home owner (no longer on title) owed more to the bank than the homes Fair Market Value. And who would want to buy a home in a trustee auction for more than the homes that are already on the market?!!!

To sell the house as quickly as possible the lender will, in most cases, make any repair necessary to the property, remove any liens on title, and clear any other issues that may slow down the sale of the property. The lenders are more motivated to sell an REO than any other properties they may have for sale (short sales and foreclosures) because REOs tie up a lender’s capital reserves and the management of these properties can become very costly.

Indiana Real Estate has recently seen more REOs for sale. If you are interested in purchasing a home and making a great deal, buying an REO may be a good opportunity.

Help for Unemployed DC Homeowners

Did you know that as a Unemployed DC Homeowner,there is help for you? Well there is. Matter of fact NCRC's Housing Counseling Network has joined DC program to provide foreclosure prevention counseling to DC unemployed homeowners. Last year many people don't know that the National Community Reinvestment Coalition's Housing Counseling Network (NCRC HCN) which is a Housing and Urban Development (HUD) certified housing counseling organization announced that it will provide housing counseling under the District of Columbia Housing Finance Agency's (DCHFA) Home save Program. The HomeSaver program is aimed towards DC homeowners who have experienced involuntary job loss and subsequently facing foreclosure.

The DCHFA program provides foreclosure prevention to an estimated 1,000 unemployed DC homeowners and is funded by the $1.5 billion dollar Hardest Hit Fund Initiative created by the Obama Administration. This is great for some DC unemployed homeowners who are experiencing financial difficulty. Hopefully with the help of this program it will give unemployed homeowners enough time to get back on their feet and be able to move on with their lives.

So how can unemployed DC residents seek assistance? First they should call NCRC's Housing Counseling Network at 202-383-7702. Once you call them you want to know what is the basic eligibilty requirements to receive assistance under this program? As a District of Columbia homeowner(s) you have to

Own the house as your primary residence.
Be on the deed of trust.
Be current on your mortgages until the date of unemployment.
Have to be receiving or received UI payments in the past six (6) months.
Not be in foreclosure.
Not be in active bankruptcy.

A REALTOR® will look out for your best interest and will represent you unlike the Builder who is only looking for one thing-YOUR MONEY.So if you are in the market to buy a new construction home,please use a REALTOR®.

Why You SHOULD Use A REALTOR® When Considering New Construction!

So if the world were logical, you'd assume that going direct to the builder would get you a juicy discount if you skipped using a REALTOR®, wouldn't you?

And perhaps with some smaller builders, that might even be true. If you're feeling lucky, you may try that gambit and see what happens. But before you do, please consider the following:

A builder's rep works for who? Hint: It's NOT you! Don't get us wrong, they'll be VERY helpful! Their paychecks depend on their ability to get you to buy a home and pile on as many options as you can pay for! But ultimately if there's an issue and you're dissatisfied, who's your TRUE advocate? That's the plus of having your own representative, your REALTOR®! We don't have any special interest in making the builder happy, we ONLY work for you!

Larger builders EXPECT to pay a REALTOR's® fee. It's worked into their pricing model. They figure about half the buyers will have an agent, and the rest will come in solo. Knowing that, they build that payment into their cost overhead, so they don't give a discount for NOT having your own representation.

The builder's rep has ONE job: SELL NEW CONSTRUCTION! They're not in the business of pushing resale homes, even ones their builder made. So you might LOVE the builder, but not the location. Sorry about your luck! But if you have a REALTOR®, we can be looking for that "almost new" home that the builder made in another development! This is especially true if you're looking for a niche home like a patio home! New construction is pretty limited, but if you hire a REALTOR® with knowledge of that niche, they may know other places where the builder has come and gone!

The builder's rep won't tell you you're OVERPAYING for your new home! They're NOT in the business of worrying about resale for you years down the road. Time and again we've been asked to help someone sell their home who bought WITHOUT a REALTOR® and we realize they badly overpaid for their new home. Or that "discount lot" that had the really good deal, was a "deal killer" years later in the resale market. Backing up to the high tension wires, the retention pond, the corner lot with no back yard.

The builder's rep isn't going to tell you some of the things your REALTOR® will. Like "Get a home inspector!". Of course the builder makes high quality product, but mistakes ARE made! Having a professional come out and check things over, ESPECIALLY before the drywall goes up, just might save you some major grief later!

So it's not our intent to try to scare you, just make you aware of some of the items that need your consideration. Since it's not costing you ANY extra to have representation, why WOULDN'T you hire a REALTOR®?

Washington DC Real Estate Market Report-January 2012. First one of the year. Many of you have been wondering how was the Real Estate Market in Washington DC last month? Well if it was like the unexpected weather,chances are we are in for some good news.

Sellers now have control: If you are a home buyer looking to buy,this is still a good time to "buy a home in Washington DC." But with now as a DC Home buyer,you don't have that luxury of having many available inventory to choose from. The power has now SHIFTED to the Seller's. There are 3.2 months supply of DC Houses for sale. Many factors helped buffer the DC Housing Recovery.

Higher gas prices.
European Financial Rollercoaster
Inability of Congress and the Administration to negotiate agreements on National Debt and Budgets.

In 2012,All Economic measures are pointed in a positive direction and more strongly so than a year ago.

UNEMPLOYMENT IS DOWN.
GDP (Gross Domestic Product) is up.
Corporate Earnings are up.
Consumer Confidence is on the rise.

All of these positive indicators set the state for continued recovery in the

Housing Market. Pending Sales(offer has been made and accepted)

increased 9.3% from January 2011 to a

level of 529. This is higher than December and bodes for the

years beginning and shows evidence of increasing consumer

confidence. Perhaps the biggest story in the Regional Housing

Market is declining Housing Inventory which is bringing Supply

and Demand picture into better balance.

Active January DC Listings were down 27.6% from a year ago.

RESULTS: Months supply of available housing is declining.

January rate which is 3.2 months is down -22.2% from

December 2011 and in the range of indicating a Seller's Market.

DC Spring Housing Market looks to be a very good one.
