MUSIC: D.C. has its own native music genre, called go-go, a post-funk, percussion-driven flavor of R&B that blends live sets with relentless dance rhythms, so-called because they "go and go and go". The most accomplished practitioner of go-go was D.C. band leader Chuck Brown, who brought go-go to the brink of national recognition with his 1979 LP Bustin' Loose.

ECONOMY: Washington, D.C. has a growing economy that is also diversifying with a decreasing percentage of federal government jobs over the current and next decade and an increasing percentage of professional and business service jobs over the same period. With five Fortune 1000 companies (two of which are also Fortune 500 companies), and a large support infrastructure of professional services, including law,public relations and architecture, Washington, D.C. is one of the Gamma World Cities. LOCAL GOVERNMENT: Since Washington,DC is not part of any state it operates as a city,county and state combined. The city is run by Mayor Vincent Gray and a district council. TRANSPORTATION: Interstate 495, also known as the Capital Beltway, creates an artificial boundary for the inner suburbs of Washington and is the root of the phrase "inside the Beltway". Almost completely circling Washington, D.C., it crosses a tiny portion of the District at its southernmost point which is at the Woodrow Wilson Bridge. I-66 runs from the eastern edge of Georgetown, connects with the Beltway, and continues through northern Virginia to I-81. I-295 comes up from the south starting at the eastern edge of the Woodrow Wilson Bridge on the Beltway and crosses the Anacostia River into downtown, linking up with I-395 (also called the Southwest-Southeast Freeway), a major commuter route extending from New York Avenue to the Beltway and Interstate 95 in Springfield, Virginia. The Inner Loop was a proposed network of freeways in the city center; however, only portions of it were ever built.

The Anacostia Freeway (DC-295) splits from I-295 on the south side of the Anacostia and links with the Baltimore-Washington Parkway, which eventually becomes Maryland State Highway 295, via a short section of Maryland State Highway 201. The Suitland Parkway connects the city with the southeastern suburbs in Prince George's County, Maryland. The Whitehurst Freeway, an elevated freeway over K Street in Georgetown, allows U.S. Highway 29 traffic to by pass congested Georgetown between the Key Bridge and K Street downtown. The E Street Expressway connects I-66 with the city's Foggy Bottom area and the areas immediately to the west of the White House. The Rock Creek and Potomac Parkway provides access to downtown from the northern and western ends of the city.

ZOOS: Smithsonian National Zoological Park.

Before you write that Localism blog about a Relo Company or any other company,make sure. you call them first. I need to write more Localism Blogs. I need to write more Localism blogs. Yesterday while listening in on the Webinar that Charlotte NC Real Estate Agent Debe Maxwell was teaching yesterday called "Building Effective Market Reports"

I remembered somebody asking her "How she goes about writing some of her Localism blogs? She said that she asks the Manager at the Restaurant where she eats at if she can write a blog on the Restaurant since she enjoyed the food and great customer service at the restaurant. She has even gotten free meals and some business from her Localism blogs. But she didn't do it to get free meals and business. She writes Localism blogs because it makes her the designated Charlotte NC Neighborhood Real Estate Agent when people do a keyword search in search engines.

Well yesterday I have been looking for a RELO Company in Washington DC to link up with just in Washington DC Metropolitian area just in case I have some Washington DC Relocation home buyers-You never know. Visited their website and logged onto the chat. Waited for like seven minutes-Like I don't have anything better to do with my time like Lead Generation. Anyway nobody showed up-That should've told me something right there. But I later got an e-mail from the Managing. Here is what it said ,

I responded back by saying Thank you. I am a Real Estate Agent and I am looking for a Relocation company in Washington DC to affilate with. She responded again by saying that we definitely work with Real Estate Agents and that they give out a referral fee. Honestly speaking I wasn't even thinking about a referral fee yet alone was looking for one. Cut a long story short here is the person response.

Now I understand that they are trying to focus all of their marketing efforts toward corporate housing but in 2012 who turns down "FREE MARKETING?". I mean besides I wasn't asking you to pay me for it. Do people make too much money to the point that they feel like don't need no more money? I hope not. Anyway I responded back by saying "No problem. Good thing I asked. It's just my way of saying Thank you to people if they help me. Plus they are relocation home buyers who need your services that visit my site. Have a good weekend. And I left it at that.

Active Rain gets a lot of traffic from potential home buyers and sellers daily. Some of them might be looking to Relocate to DC. So they are going to need a Relocation company to help them,I am sure many of them are doing keyword searches in search engines and Landing on many pages here because of the great content that many Active Rain Professionals have deposited onto this website. Plus I have read some blogs on Relocation here. And it is something that I want to add to my Washington DC Local Business section of my "Buy a Home in Washington DC" Wordpress Blogsite that is still a work in progress. This is a very imperative question. Matter of fact this one might be the most important questions out of the ones that I have written and/or going to write about. Many DC Tenants don't know that the DC House that they are renting is about to be foreclosed on.

You will know that your DC Landlord is about to evict you when you receive a notice. After the notice expires,you should receive a summons telling you to come to court. Sometimes the new owner will file a lawsuit at a DC Landlord Tenant Court against the old landlord. If you receive court papers at the property with the old landlord's name,it is very important that you go to court. You could be evicted for no reason if you do not appear in court,even if the court papers are in the name of the old landlord.

To evict a Washington DC Tenant, the new owner must take the tenant to court and prove that the tenant has been given a proper notice and that the landlord has a proper reason to end the tenancy. For example, if the new owner says that the tenant has not paid the rent, then the owner will have to prove that to a judge or jury. You may have defenses against the owner's lawsuit. It is very important to talk to an attorney about your rights as a Washington DC tenant. Don't just assume anything. Know the facts.

Washington DC Renter and DC Landlord facing foreclosure questions-Do I have the right to stay in the property after a foreclosure?

The answer is ABSOLULTELY YES. You have the same rights as any other. Bet you want to live in Washington DC didn't you?:-) Tenants rights are protected after foreclosure under D.C law. Tenants have the right to remain in the property after foreclosure. Just like any other tenant, the new owner can give you a notice terminating your tenancy for a limited number of reason:

a) If the buyer wants to live in the property,then the tenant must be given a 90 day notice.

b) If a tenant has violated the lease terms,for instance by not paying rent,then the tenant usually must be given a 30 day notice to cure or quit.

c) If the new owner wants to make substantial renovations that cannot be made while the tenant is living on the property,a 120 day notice is required to the tenant. The tenant has right to re-rent after renovations are completed.

d) If the new owner wants to replace the property with new construction(non-rental) or demolish the property,then the tenant must receive a 180-day notice.

A. If you live in a multi-family building and the security deposit was being handled by a management company,the management company is responsible for holding your security deposit, and must return it to you minus any deductions for unpaid rent or damages beyond normal wear and tear. If there is no management company,the new owner is not responsible for your security deposit.

Get legal advice. You may need to go to small claims court to sue your old landlord for yoru security deposit.

Protection. We get insurance on our cars just in case we get in an accident (Well these days there is no way around it). Health Insurance-n case we get very sick or illness so that when we go to the Hospital,it will help us pay for most or some cases all of the medical bill. Lawyer -In case you accidentally shot somebody in the club because you was partying like it was 1999. Even though 1999 was like 12 years ago,must you act a fool all the time in the club?

Well anyway in continuing my series of the Washington DC Renter and DC Landlord Facing Foreclosure question,next question I am sure some Washington DC Renter might want to know the answer to is this:

Q: What should I do to protect myself?

A: First, get legal advice. Sometimes the new owner will send a real estate agent to the property to talk to tenants. This real estate agent (NOT THIS DC REAL ESTATE AGENT)may give you false or misleading information about your rights. Protect yourself by learning about your rights. Second make sure the new owner knows that you are renting the property. The notice you receive by mail should have contact information. Let the new owner know you are a tenant living in the property and that you want to stay. Ask the new owner who you should contact about repairs and where you should send your rent payments. Keep copies of all of the letters that you send to the new owner.

If you are a Washington DC Renter who has a voucher renting a house from your DC Landlord who is about to foreclosure on,I am sure many of you want to know the answer to this question.

Q. What happens if I have a voucher with the DC Housing Authority?

A. The new owner must accept payments from the DC Housing Authority. You should tell the DC Housing Authority that the property has been foreclosed. The DC Housing Authority will contact the new owner so that they can get signed up with the Housing Authority to receive payments. If you decide that you want to move,you can request a transfer voucher from the Housing Authority. However,you do not have to move-it is your choice.

A. You must pay your old landlord until the new owner takes title to the property. Once there is a new owner (usually a bank), the new owner has the right to receive your rent payments. If you find out that your property has been foreclosed,you should ask the new owner where you can send your rent payments.

Even though Washington DC is one of the most performing Real Estate Markets in the country,like any other major Metropolitian area Real Estate Market,Washington DC has its fair share of houses that are about to go in Foreclosures. So if you are a Washington DC renter who is renting a house in Washington DC that is about to go into foreclosure or think it is about to go into foreclosure because you are not sure,you probably have some questions but don't know where to get answers.

Q: How will I know if my landlord is in trouble?

Day 2 of the 31 Days of December Challenge-The Real Estate Farmer wants you to buy a home in Washington DC. Hello everyone. How are you doing? Happy Friday to you all. Today is going to be a great day I can feel it. Inspite of all the trials and tribulations going on in your life,Thank God that you woke up to see another day.

I wrote a blog last night December days of challenge some of things that I plan on doing. First thing on my list was Video Prospecting. This video is not your normal Video Prospecting. But the more I do them,the more I am going to get better at it. I actually did this with my phone. I'm practicing this way. So when I do get a another good camera again (Had the Flip camera once) or maybe even hire a video crew,I will be more prepared.

So here is my Video people. This video didn't come out the way that I expected. But its a start-AGAIN. I say that because I have done some videos before last year but I stopped. This time I hope to produce better videos and to also be more consistent. But you know what they say-Practice makes perfect. Got to do more videos I guess. Home remedies that will help you to beat viruses caused by Flu and Cold

While it might be the most wonderful time of the year. It is also the worst time of the year too. Why? Many people are sick. Next thing you know more people are sick because of your germs you decided to spread to the rest of your co-workers instead of staying at home.

Being sick sucks. Sickness also sucks the living life out of you. You feel feeble and most of the time unable to do anything. When you are sick with a cold or flu,it is not nice. Did you know that the average U.S Household will spend on average $200 on over the counter drugs medicine? With this slow economy and high unemployment rate,many families can barely afford to put food on the table during this time this year yet only buy over the counter medicine.

This year alone I must've spent close to $200 on over the counter medicine and medicine prescribed by Dr.Dre. He told me to take Detox. After all those drugs,I am still not feeling well Dr.Dre. Guess I can understand why it is taking Dr.Dre so long to drop his highly Constipated anticipated album "Detox"-LOL. But sometimes what we need to treat our sickness might be something that we have at home already. This can prevent us from taking a trip in the middle of the night to our local pharmacy store to spend money on over the counter medicine.

Betty Whelchel,a naturopathic doctor in at the Phoenix Holistic Health Center tells us all you need to know about home remedies.

Here are her five home remedies that she recommends to beat viruses caused by Flu and Cold:

1. Eat healthy foods. BUT ONLY IF YOU FEEL HUNGRY. Also reduce the amount of sugar to eat,because this can lower your body immune response. If you don't feel hungry it is ok not to eat for a few days,the body is using its energy to fight the infection instead of digesting food.

2. Eat if you are hungry. Be sure to stay hydrated with soups and broths,tea and water.

3. Use steam inhalation with essential oils to break up mucous and open airways.

4. Use the Neti pot to battle sinuses and flush out mucous.

5. Use herbs and vitamins like elderberry syrup, Echinacea,garlic and onion,vitamin C and zinc.

I am surprised that more people haven't commented on this blog. Plus it is not featured. This blog is what a Active Rain blog should be. How many people knew that you can buy a house three months after a short sale? I sure didn't know. But there are two critical caveats. What are the caveats? It just happened. I spent about 1.5 months getting this guy's ducks in a row. Sounds almost too good to be true. But it is true. You can't do it on a conventional loan. You can, however, do with an FHA mortgage with:

TWO CRITICAL CAVEATS!!!!!

The bank CANNOT be reporting the current loan as deficient;

The borrower can't have any 30 day lates reporting either.

We've done a myriad of them at our company this year. There are reasons why some folks who sell a home short, should be allowed to buy immediately, but great discretion needs to be exercised.

My buyer was denied by two other mortgage companies over the last two months. The other mortgage banks didn't look at the 4155 (or the FHA guidelines). Realtors, this is critical. A buyer still needs to qualify, but if they sell their home in a short sale and meet both of the aforementioned criteria, then....you have another happy buyer!

Loan officers need to have the support. They need to know the guidelines. Buyers do have options.
