Homebuying programs for home buyers with disabilities. I need your help-PLEASE. I met a very lovely couple today at my office who wants to buy a PG County house for sale. They are a first time home buyers who are looking to buy hopefully by Summer of this year. It was a referral from my other brother from another mother. (Blog coming soon).

Anyway while I was talking to this very lovely couple,the wife asked me if I know of any programs for first time home buyers with disabilities. I did a search on Google and look what I find a blog- A blog by one of our own Mariana Wagner ~ Colorado Springs REALTOR® Home Buyers with Disabilities: Colorado Now Offers a 3% Fixed Interest Loan (Through CHAFA) . This blog by the way came up first page on Google-YES! Page 1,not page 100 or 1,000,000 -Okay so I am exaggerating a little but you get my point. That is to the nayers who still doubt the Super power of the mighty Active rain. Anyway so I decided to turn my question into a blog.

Active Rain of course is super great in helping out their fellow bloggers. Like I do all of my clients,I want to make sure that they get 100% superior customer service from me-NOTHING LESS. This couple is so nice that they weren't even mad at me when I accidentally got the days mixed up. I was supposed to meet them in the office on tuesday and I thought it was another day.

And I know they are serious home buyers because they came back today. I've had people not show up at all and not even tell me or pick up their phone when I call them back. I don't like that at all. Plus they told me that they don't like paying rent. So if anybody knows any homebuying programs for home buyers with disabilities or have any suggestions,please let me know. I would really appreciate it. Thank you in advance.

PG County MD Homes Real Estate Market Report for January 2010. There are a lot of PG County MD Homes for sale. This is a great time to buy a PG County MD Home for sale.

According to the MRIS,the total sold dollar volume for PG County MD Homes in January 2010 was $111,951,531. That's a 45% increase from 2009 when total sold dollar volume in PG County MD Homes for sale was $77,208,485.

FHA loans are still the most popular loan product among home buyers in PG County MD. Out of the 559 PG County MD Homes for sale that sold in January 2010,303 of the home buyers used a FHA loan. 113 of the houses were purchased with cash. There seems to be a lot of cash buyers in PG County MD lately. Home buyers know a good deal when they see one I guess.

Average sold home in PG County MD was $200,271 down 20.63% when houses for sale in PG County MD sold for $252,315. Average days on the market for PG County MD Homes in January 2010 was 101 days which is better than this time last year when average days on the market was 158 days.

With only 66 days left to have a house under contract (April 30th) and two months later to close (June 30th) in order to qualify for the $8000 home buyer tax credit,the time to buy a house for sale is now.

Did the snow shallow him? LOL. I hope not.

Reason why I have not written any blogs lately? One word four letters-SNOW-LOL. I am blaming it on the snow. All this snow dampened my blogging spirit for a little bit. Can Spring come any sooner? Mother Nature must be very mad at us.

I mean why did Mother Nature had to pick Maryland,Virginia and Washington DC as one of her snow dumping spots? And I am not even going to tell you what a client of mine told me when I asked her if she had talked to the lender that called and left her a voice message-I feel blog coming on right about now.

Who said that the real estate market is slow? Who said that houses are not selling? Who said that people are not taking advantage of the $8000 tax credit for first-time home buyers? Whoever said that need to take a look at PG County Maryland Real Estate Market. According to MRIS,617 PG County Maryland houses for sale sold in December 2009. That's right Ladies and Gentlemen. 617 houses sold in PG County Maryland in December 2009 up 60.26% from this time last year. That's great news.

Out of the 617 houses that sold in P.G County Maryland,105 of them were cash buyers -WOW. Honestly speaking that surprised me. The average sold price of a PG County Maryland house was $214,083 down 18.11% from this time last year.

I don't know what kind of day you had. So what you didn't get that listing? Your client didn't show up in the office today. Home inspection didn't go well and now your clients are not interested in buying a house anymore after the inspection revealed some things that would've never known-(Talking from experience). Those are just some things to name.. I am sure there are many more.

But whether it was good or bad da that you had,I just wanted you to know that tomorrow will be a better day. And by seeing this video,I hope it will make you feel better. And I hope some of the people in this video feel better too because I saw some things that was just outright painful. Anyway enjoy the rest of your day and plan for a better productive day tomorrow. This is a short video that I did yesterday while I was in my car. I was smiling while I was talking because I was happy I guess that sooo many people wished me a Happy Birthday. And why I sound different than the way I normally talk-Technology? Maybe. Bad enough that I don't like to be in front of cameras. But sometimes you have to do what you have to do. And I am practicing my video making so when its time to do my first independent or big budget movie for a major movie studio,I will be ready.

And of course I am going to reach out to either Jennifer Fivelsdal -check out this one by her Speechless Sunday - Locust Grove Another Hudson Valley Historic Site and Mary Douglas-check out this one by her Speechless Sunday; Don't Buck the System. as one of my Director of Photography. Of course they are many more Active Rain Superstars like Jennifer and Mary who take such great pictures for their blogs. But They are two that I know for a fact take very,very good pictures for their blogs-If only I was as half good as them.

Just wanted to say thank you all for your love,care and support for God's beautiful children in Haiti. According to 2 Corinthians 9:7 So let each one give as he purposes in his heart,not grudgingly or of necessity; for God loves a cheerful giver. Yet in spite of some of the hardship that some of you might be going through yourself,you were still able to give. I pray that God bless you all one billion fold in return for being such cheerful givers.

Bob Stewart held the contest Internet Lead Conversion: It's Probably Not The Leads, It's Probably You (Bonus Points Inside).here on Activerain. The contest was over January 15th-Sorry guys. But while reading through the brilliant and I mean brilliant blogs by the masterminds here on Active Rain,I was blown away.

Matter of fact,I am so blown away that I am thinking about purchasing leads(I said "thinking about" I didn't say I am going to do it-Let's not get too excited).
